It’s fun being one of “the guys” in a market. The guy that gets a “first” look on new ops. The guy who brokers ask for advice when they are putting an OM together bc you know the market story and comp details better than them (and CoStar ) The guy who “has probably seen the site already” so they just call you first to save time. The guy who a friendly competitor knows is likely also chasing the same deal as them so they hit you up to ~collude~ . The guy who most likely, probably, definitely saw that deal you’re looking at 3 years ago and passed on it twice already.

Ok. Alright. I promised myself (and @aussieflya 😏) that I’d dox myself once I got to 10k followers so here it goes: My name is Pat Carino and I’m a recovering anon ReTwit 🧌 I started this acct after someone told me to follow @realEstateTrent and then it turned into my real estate stream of consciousness when my wife was sick of hearing it. I work at an institutional multifamily dev firm and cover the northeast, which means im looking for land to buy (subject to approvals) and build apts on. 200-400 unit sites in suburban NJ, NY, CT & MA. All construction types and we will consider JVs. (DM me if you have anything interesting!) Previously I did the same thing at a family office in CT. I’ve been in some sort of deal facing role since my first job out of school at CBRE. Two years ago I created a software called @DealNav . After 13 years of tracking deals in Excel & Google My Maps, I wanted something simple, affordable and map-based and when I couldn’t find anything, I made my own. I have a partner who runs the day-to-day and I just chirp about it endlessly on here. When I’m not hunting for deals or DealNav customers I’m spending time w/ my wife, 2 yo daughter and 2 mo son in CT. Currently trying to get daughter on ice skates solely as a gateway sport for skiing. (I haven’t skied since I had kids and really excited to bring them - any and all advice is appreciated!). My tweets are 98% real estate related and cover deals I’m working on, scaling DealNav and random industry things I find interesting, annoying, exciting, frustrating, weird …. Here to learn and help and vent and have fun. SEE YA OUT THERE

An architect just cold called me and told me they can get CDs done in 45% faster then their competitors and turn around a density study in 48 hours using AI. I said: “cool bring me a deal and I’m happy to try you out.” He got quiet and awkwardly laughed and goes “what?” I said “you heard me” and hung up on him.

Just learned a car rental hack. They price car based on where they want their inventory. The Boston location I picked up from receives a bunch of luxury cars from New Yorkers dropping off, but only rents budget cars to locals, so they price the luxury cars lower to get them out of the garage. I picked the cheapest option when I booked online (a $50 minivan), but when I arrived they encouraged me to get a luxury car for the same price.
