@GrindeOptions A lot may happen but the 10yr is not dropping. Inflation is going to be too high and our debt is not coming down. The risk will remain too high until the balance a budget and work for surpluses a few year to get spending inline.

Iran will lose war, U.S. will declare victory. Oil will drop to around $60/barrel. The Dow will surpass 50,000. The S&P 500 will surpass 7,500. Interest rates will be cut 3-4 times. The 10 year interest rate will fall. Unemployment will drop below 4%. Republicans will win mid terms.

Treasury Secretary Scott Bessent has called for a 50-basis point cut in September. And said "we should probably be 150, 175 points lower." No, this doesn't mean the 30-year fixed, currently ~6.50%, will be 5% or even 4.75% soon.

@mortgagetruth @jhphudson They drop the rate, it's not helping the deficit which is tied to the bond market. I cannot see the 10Y dropping a ton with a rate cut. Mortgages will either hold or move up with a rate cut IMO. Not to mention the price of homes will go 🚀 if mortgage rates drop a ton.

It's been a long week off, but managed to get a ton done. Trimmed all the bushes, dug out the old mulch, new weed barrier, new stone, power washed the house, sidewalk and porches, put together all the new furniture and cleaned up the garage a bit. A lot of sweat. Ready for fall!

@Naaackers Take a look at possibly doing a flat rate with them. They would analyze usage on the home for a year. Determine a monthly rate and you pay the same each month regardless winter or summer. Then at the end either you have some credit, owe a little to true it up or are about even

We upped our thermostat by 4 degrees to try and cut our power usage... and our bill went up by $50 😂 Seems like I'm not alone though. I'm seeing people everywhere talk about their bills being x2 and x3 right now. Insane.

@trentjhughes A good sales person should never cost your business money with their sales. A great sales person takes your business to the next level. Worth it, I think so but they have to produce and hit their KPIs.

Is hiring expensive sales people ever worth it? $150k+ salary + commission (all in $250k+)? Most business owners I talk to prefer to hire greener sales people they can train... I heard someone else say that good sales people should be okay with commission only. What do you think?
