FWIW, the @MichelinGuideNA process in Tampa Bay is 90% BS. The Guide was paid a lot of money to review restaurants in the market. It had to come up with something for that $.
Yes, Rocca, Kosen, Koya, probably deserve stars, but the manner in which they got them diminishes it.

The Junction Townhomes on 1st Ave N & 36th St look nice. I appreciate the developer building smaller units. The price is high vs nearby new townhome comps, but the form is interesting. No garages make the scale of the buildings more approachable but limits buyer pool.

In 2025, Texas passed a single-stair bill co-sponsored by Rep. @jamestalarico, making it easier for cities to allow single-stair buildings up to 6 stories.
These buildings lower construction costs, fit on smaller lots & make family-sized housing units more feasible.

Look at all the 🇺🇸 trade that's now happening without the Jones Act in effect.
