@AnthonyClose SFR is still not affordable (market seems to be softening a bit), rents are still climbing, difference between luxury and outdated has grown larger. Still think we see rents start to drop downtown in the next 12-24 months with the new builds and downtown "expanding" south/west

Possibly a factor, but Pinellas relies mostly on domestic migration so the issue has to be something more general (like the cost of living/real estate values).
