Was pitched a strip mall deal this morning. It’s around a 4% cap based on today’s income. The pitch: If I can get back a space where’s there’s a non-paying restaurant tenant, spend a year releasing it, pay TI and leasing commissions, then it becomes a 6.75 cap, or $5M. Which is roughly market. The price they’re asking: $5M. So, I’m supposed to pay $5M today… Do all the work… take all the risk… spend the time and money… And then it’s worth $5M when I’m done? Correct. The strip mall world right now, in a nutshell.

@leevalueroach Exactly. You pay the loan back with cheaper dollars in the future while the value of the house goes up. Which is why I don't understand people wanting to "pay off" a 30 year mortgage with a 2.5% rate.... Their mortgage will be less than a car payment in 10 years.

A 30-year fixed mortgage is basically a long-dated call option on inflation. You borrow dollars today, lock the rate, and repay in nominal terms. If inflation explodes, your debt evaporates in real terms while your house price soars. You’re long the house, short the dollar.

I tried to tell everyone for weeks that this was a war to liberate the Iranian people and its government from the crazy British assets known as the Shia clerics and the IRGC That Trump’s strategy left them prepared for the wrong war, which left the IRGC blind and toothless within days This war entered the negotiation stage with the weak civilian government very early and that all that was needed was time to complete the hard target elimination and then set terms which made them look like rational actors who chose life not suicide Those coping with this keep clinging to the idea that the US lost because it didn’t fight the war the experts decided was the war they needed to fight. The bargaining stage of grief begins today for them. Depression (and extreme loss of face) begins in about a week.

The max one can pay into social security per year is $10,453.20. If you did that every year from age 18 until retirement, the max you’ll get from SS is $4,873 /month. If you put it into an S&P index fund instead, you would receive $32,583 per month. Social Security is a scam.

BREAKING: Tether has fired two top gold traders just months after hiring them from HSBC. Tether let go of two senior hires it brought in during late 2025 to expand into gold trading, reversing a strategy it had called a major priority. The company had recruited Vincent Domien (former global head of metals trading at HSBC) and Mathew O’Neill (who led precious metals deals across Europe, the Middle East, and Africa). CEO Paolo Ardoino had said they would help build a world-class gold trading operation to compete with major banks. At the same time, Tether had been quietly stockpiling about 140 tons of physical gold—worth around $24B—stored in Switzerland, making it one of the largest private holders. The sudden firings suggest tension between crypto firms and the traditional, relationship-heavy gold market. Tether had planned to actively trade its gold holdings to profit from price differences. No reason has been given, and neither trader has commented.

A Russian-flagged oil tanker named Anatoly Kolodkin arrived at the port of Matanzas, Cuba (east of Havana), on March 30–31, 2026. It carried approximately 730,000 barrels (around 100,000 metric tons) of crude oil—the first major fuel shipment to the island in nearly three months. This delivery provides short-term relief amid Cuba's severe energy crisis, which has caused widespread blackouts and fuel shortages. Looking more and more like March 23rd was the low for both gold and silver. I think this bounce takes us at least back to $4,800 gold and $85 silver. We shall see.

Imagine you are a working father living in the Midwest, you make 75k a year. You can support your family, but you're not rich. You worry about paying for college. Then you read about some Somalian stealing $1m out of federal healthcare programs. $1 million for the normal guy would eliminate an enormous amount of his stress. The college thing would be covered. Retirement wouldn't appear so daunting. It's why guys like this buy lottery tickets. And instead he pays into the system and watches "newcomers" make a complete ass out of him. This fraud is bad financially, but it just makes a mockery of all the hard work of normal people and tears away at the social fabric.

"In LA County, California, 89 hospice companies are registered to a single address." "[Newsom is] misleading. State law says California is responsible for licensing, inspecting and investigating hospice complaints and can deny, suspend or evoke licenses." "What the governor does not say is a sweeping reforms that auditors want have largely not been imposed, and LA County still has 1,500 more hospices, than New York and Florida combined, including 503 mile radius, makes no sense, and they're billing Medicare double the national average!"
