@phreshanie @thedonhu @DJMissMilan I feel the exact same way about farmers and grocery store owners. If you can’t afford to grow all that produce without selling it to someone you probably can’t afford that farm or business :/

@thedonhu @DJMissMilan Maybe people should buy homes that they can afford to pay the mortgage on alone? If you need 15 people to pay ur mortgage you can’t afford that property

My impact fees in my area I build increased from $4,000 to $7,000. Every single new construction home I build I have to pay $7,000 towards the schools. What do you guys think of these?

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance That is quickly changing sadly! Due to “land brokers” establishing relationships with national builders acquisition teams They get their foot in the door with suburb area properties and then feed them rural developments. I benefit from this but I know it’s a giant issue.

@Bigtoedtom @GrulkeLamonte @Dems4TrumpVance I'd also bet that a large % of the homes NOT built by national builders are in rural areas, esp those favored by retirees. The natl builders have cornered the market on the 'burbs, eh? (Thinking Canyon Lake up 281 from San Antonio)

Is the maga cult so fucking stupid that they believe the immigrants, making less than minimum wage, took the homes that should’ve went to them?

@griddr @marlene4719 Go back to Reddit, you can come back when you find out what a developer is.

@Bigtoedtom @marlene4719 The "most (self-proclaimed) successful (anonymous) developer" who thinks having a low wage hourly job is some great accomplishment, doesn't understand basic economics, and is afraid of extremely poor foreigners with 3rd grade educations taking his job. Lmao. Ok.

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance National builders went from like 8% of homes built in the country a year in 1980 to 45% today. we’ve over regulated local builders out of existence which has locked up land in “land banks” who only sell to large developers

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance Lightening the load of impact fees however it’s done would be a great start considering all levers are related to housing. from there we can slowly begin to zone denser again. We need to roll back business crushing regulations to let local builders thrive

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance There isn’t a problem with stick built homes at all lol. The problem is with regulation, illegal immigrants and local committees like historic and rent control boards.

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance Your interest in this is admirable but you’re not living in reality. we have optimized stick build homes, containers are more expensive than a normal home, MFG is trash, Chinese MFG is trash. We tried styrofoam with stucco in the 90s, didn’t work well.

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance Now look into the fact I could fit 2 houses comfortably on .40 acres but I can only fit one. Why can’t I? Because insurance companies give cities a rating based off fire factors (how dense, how good the fire dept is.) So my city cannot allow denser building

@KadyMuhammad1 @GrulkeLamonte @Dems4TrumpVance Yes. Yes it does. as I said earlier my impact and tap fees in 2008 cost me $800 I just built the EXACT same plan (an additional window is the only difference) And my impact and tap fees were $20800 It only costs $102,000 to build this plan…..

@Bigtoedtom @GrulkeLamonte @Dems4TrumpVance ...the codes, and even increasing supply massively (which takes years) isn't solving the cost of labor/input cost problems. Frame-built SFH's are still going to be significantly more expensive relative to wage than in 1960. Anecdote: After we "retired" -- leaving the (next)

@Bigtoedtom @marlene4719 It's not a question of how to build a shoddy house. It's a question of macroeconomics. Which is something you're obviously not capable of wrapping your head around.
