My brother in Christ. In 1980 the home price to income ratio was 3.6x, now it’s 5x In 1980 a degree cost 15% of the average annual income, today it’s 58% In 1980 child care cost 7% of the median household income, now it’s 19% In 1980 health care cost 10% the median household income, now it’s 21% In 1980 the average car payment for a new car was 6% of the median household income, now it’s 13% These are national averages, and not some anecdotal personal experience. Idk why it’s so hard for people to do a little good faith research and just admit that life’s necessities are exponentially more expensive now than when they were young adults. It’s a crazy level of pride, arrogance and denial.

@beerandtokens In 1985, I was making $5/hr and paying $400/month for a 1-bdrm apartment; so like 60%+ of my monthly salary went to pay my rent. Avg price in my city for an apt now is $1200-1400, with min wage at $15. It's about the same ratio of income as the 80s.

There’s nothing unethical about retrading. A buyer offering a price with a DD period makes zero promises that they’ll close at that price. If they wake up one morning deciding they no longer want the deal or want it for cheaper, that’s 100% their right to do and if it’s not granted, they can then choose to move forward or get a refund of their EM.

Fixer upper gets listed for $250k. I offer $180k with 3% commission — I’m a licensed agent and my company is the buyer. Plan is to wholesale it for $190k. Needs $75k in work and will be worth $320k after repairs. Listing agent says too low. 4 weeks later our CRM notifies me the list price dropped to $225k. I follow up. Agent still says $180k is too low. Another month goes by. CRM notifies me again — price drops to $210k. I follow up. Agent says they think it’ll work. I draft the offer, send it over, and it gets accepted. We price the deal at $190k and sell it — signed contract and EMD in hand. While we’re still in DD, I tell the agent my buyer needs a $20k price reduction to move forward, but they’re ready to wire EM and waive the rest of DD. Seller meets us halfway. Price drops to $170k. We make $25k. That’s the exact play we run wholesaling MLS properties.

@xwanyex I don't think that's how it works. If you take away a bunch of talent, it's not like other people just backfill their intelligence and work ethic and create major companies. You end up with less stuff and a smaller economy instead.

@IsItRainingSF @abustamante @ramit It doesn't matter to rental prices. Rental prices are not determined by what the owner pays. An identical unit bought in 1980 and 2025 will rent for the same price. If anything, rental prices influence housing prices, not the other way around.

Excellent question. How can you rent a house/apartment for less than HALF of what it would cost to own? Who can identify why this might be possible? (This is common in VHCOL places like Palo Alto, Menlo Park, and Manhattan)
