600 ft…no agua. To put it in perspective that’s “roughly” a 60 story building. Maybe it’s my turn for some pain. What are we betting on? 700ft, 800 ft, 900 ft, 1,000 feet deep? I’m going with 700. Building on the side of mountain is not for the faint of heart.

There are quite a few books with a distinct intelligence bar to enjoying/understanding them (versus pretending to read them).
I bet even God Emperor of Dune has rarely been finished by anyone under ~125.
Stuff like Hannah Arendt, Gene Wolfe's fiction, are higher still.

When ever I see one of these I do wonder what actual books would have a 130+ average IQ reader. I'd imagine the really obscure expensive and relatively new graduate level textbooks in Math/Physics might be basically it.

Hundreds of millions of people throughout the world are immersed in extreme poverty. Yet, disproportionate wealth remains in the hands of a few. It is an unjust scenario, in the face of which we cannot fail to question ourselves and commit to change things. There is no lack of resources at the root of disparities, but the need to address solvable problems related to a more equitable distribution of wealth, to be achieved with moral sense and honesty.

Rents do go down, Austin built a ton of new units and brought down rent are down over 20%.

@ChexMixTape @michelletandler When a rent-stabilized tenant is displaced, that unit relists at market rate, not at some midpoint. Landlords don't average their portfolio and lower other rents.

Last weekend, I met a guy who is living in a two-bedroom apartment at 70th and Broadway for $2380.
That would cost ~$10k on the free market.
So the man essentially gets $7k/month from his landlord, mandated by the state government.
Rent control is why the rent is so high.

Getting rid of rent stabilized apartments increases inventory by forcing people who cannot afford them to move.
The new market rates would be somewhere in between current market rates and rent stabilized averages.

@michelletandler Landlords charge market rate renters the highest amount that they possibly can. They don't "increase" the rent to account for the rent stabilized apartments. They wouldn't offer discounts to market rate apts if we got rid of rent stabilized apts. That's not how markets work.
