An American journalist covering the #worldcup literally just worked himself to death. If you’re a #retwit workaholic deal junkie, take a moment to reflect. nbcnews.com/news/sports/us…

Want to invest with one of the best operators I know?

Hey #retwit friends, I have some room for investors in an industrial outdoor storage deal in CA, closing in 2 weeks. + Adjacent to I-5 + 10.7 acres + Great in-place cashflow + Redevelopment potential. Email info@threepillarcommunities.com if you're interested.

@delmontechris @Levijameshere Chris, do you mind saying the company name?
English

@Levijameshere I went deep on this. I got a brochure from them as well. They use LPR. Something I’m very familiar with in the car wash world. What’s crazy is, the two companies that have and sell the access to the data. And how they get it! 🤯

@Levijameshere Hey Levi, what company is this by chance? I got a similar offer on some Oklahoma property and have had nothing competitive to compare it to.

@shawngorham Huge #LDS fan over here. Way more integrity, hustle, and entrepreneurial instinct than the average American. Likely a result of being a persecuted religious minority.

@DanielWeisfield @moseskagan @Keith_Wasserman @sweatystartup See if CREXI, LoopNet etc have any listings for Dollar General ground leases
English

We just got an offer from one of Dollar General's preferred developers to buy 1.3 hwy frontage acres that we own in WA state.
Who on #retwit can tell me how much it's actually worth to the developer? DM me if this is your jam? @moseskagan @Keith_Wasserman @sweatystartup
English

@housleyd @DanielWeisfield @moseskagan @Keith_Wasserman @sweatystartup Haha. Man I don't know, depends on so many things, e.g. I'd be curious about barriers to entry in the submarket. Ask a retail guy like @Nick_Keesee .
English

@TripleNetInvest @benrgallant @moseskagan @Keith_Wasserman @sweatystartup Thanks @TripleNetInvest. That feels right. Their first offer was $300k. I was guessing that their reservation price might be in the $600k range.
English

@benrgallant @DanielWeisfield @moseskagan @Keith_Wasserman @sweatystartup Who’s the developer? Simon?
Construction costs are high. From what I’ve seen, they pay up to a half a million give or take for land. Maybe more depending on location/mkt.
Dollar general doesnt pay much rent.
