Started doing real estate deals in Spain back in 2022 realizing that development spreads were 100-200 bps better than the US. Senior living communities did not exist as traditionally the elderly moved in with their children - a concept that universally does not always go well Interest rates are 2.5%, non-recourse and fixed for 15 years. The tax treaty the US has with Spain is only 5% if the profits are spent in Europe - this means you can re-invest or travel Europe because of the economic development. This project in Madrid became an oversubscribed community of retirees that are living their best lives, drinking cases of wine at lunch every day:

I hit my lifetime limit on alcohol right after I turned 21. I wouldn’t have my family or business today if I hadn’t quit. 23 years without drinking for me today. I had the benefit of watching a family member I admire get sober a few years before me. I knew the path existed. Now there are eight of us in the family sticking to iced tea at Thanksgiving. One person’s decision can change a family for generations. The first stretch is the hardest. Being around drinking is uncomfortable at the start. The fear that you’ll be boring or different is real. It passes. I’m glad to share my experience with anyone who thinks they may need to quit. The most important thing I’ve done with my account here is help a few people quit once they were ready. My DMs are open.

I call it Spilled Milk Syndrome. The people who suffer from it live difficult, stressful lives, no matter how well things may otherwise be going for them. They freak out when their iPhone screen cracks. Their flight gets delayed an hour, and it makes them crazy. Their uber driver cancels last minute, and they yell at their screen. Their printer runs out of paper when they’re running late and need that important document - and their heart races like crazy. Their blood boils when their latte’s too hot. Or their new shoes get stained the first time they wear them. Or the babysitter’s running 10 minutes behind. Life’s little annoying moments shock them every time. They are the spilled milk moments that fill all of our lives - and they’re routine no matter who you are or even how wealthy you may be. The people who expect these moments and take them in stride have an incredible gift. When a business deal falls apart, they try to save it - and they move on to the next when they realize they can’t. When the baby starts crying again at 3am, they can choose to be frustrated and to feel sorry for themselves because they had a long day and need the sleep - or they can choose to not to let it get them down. How you handle those countless moments is simply up to you. They are going to keep happening no matter what - and you can choose to take them in stride, not let them set you back, and to look forward. Or you can choose to waste much of your life angry and frustrated, “crying over spilled milk.” It’s perhaps the most important life choice you can make.

Right on cue - just now, right in front of my eyes at a Duane Reade in Manhattan: A guy casually grabs a bunch of candy and heads for the door. One of the employees follows him, stops, and says, “Do good.” The guy responds, “Who the #%$ are you?” and tries to intimidate him. He walks out. The employee turns around and says to a colleague: “I wish I could just knock him out.” If you want to see this happen again and again, go hang out inside a CVS or Duane Reade in Manhattan And yes things are locked up because otherwise they would get easily stolen with zero consequences. Yes this is reality, and the majority don’t seem to want to see it changed. One of the mysteries of life.
