@BrianChesky A guest who never showed up gave me 1⭐. My 5.0 rating dropped to 4.67. Support refuses to remove it – even after 10+ requests. One promise, then silence. One more bad review and I risk suspension. This is my income. Please help. #AirbnbHost #SupportFail

@AitanaVargas @AirbnbHelp I don’t know you or host. plumbing issues are caused by years of built ups and it costs a fortune ($30k in usa) to fix it completely. smaller host may not be able to afford the repair. You can reach out to your host and ask for a partial refund instead throwing negativity at host

@dsmilansky @AirbnbHelp work with the host and he can delete his review. Your negative must have had a big impact on the host. Airbnb is so keen on guest support that hosts usually don’t leave bad reviews unless it’s a horrible experience with an unforgivable guest

#VRBO is not paying their hosts in a timely fashion and withholding paymments under false pretence that they need tax form that I filled out 10 times. I’ve had multiple guests staying at my property and haven’t been paid once. Called and emailed a handful times - no result. Scam!

The first time, a seller pulled a scam on us. Tried to get us to pay via Cash app and when we didn’t they canceled our $2k booking and never refunded our money. @vrbo refused to assist. We tried to reverse the charges on our credit card, but VRBO convinced them not to refund us!

VRBO allows a scammer to hack a host account , bypassed passkey, sent scamming message to invite all user to book 7 nights $10, requested user to send funds. the account can still access. vrbo says it’s not wrong, no refunds given. @vrbo @dataprivacypod @USCPSC @caprivacyorg

We built an Airbnb in San Diego (cost $250k) and have been doing self managed hosting for 3 years. Averaging 64% occupancy in the last 12 months, avg payout is $190/night (after paying our maid). Much smaller scale than this but it is working out ok. We spend about an hour of labor, on average, prepping for each guest experience. AMA 😊

Video is cool and Airbnb's can be an investment but lets look at it as an investment excluding the vibes: Caveat that I dont know this person or the deal but a few things I've picked up along the way: 1) The $1.8 is the initial purchase price (matches the $360k downpayment at 80% LTV) 2) Closing/financing costs are likely $90k+ 3) Reno as stated in the video is $690k 4) Soft costs on reno likely $35k+ 5) Furnishings likely $50k+ 6) Carrying costs during reno is likely $100k+ So total all in is somewhere in the $2.75M range The initial loan was only $1.44, nobody wants to keep 1.3M in so presumably they refi. (which likely means it was a fix and flip loan which is higher rates + points but I digress) Lets say it appraises at full value 2.75M, 80% LTV means a 2.2M mortgage. Monthly payment + taxes + insurance is north of $15k/month or $180k+/yearly Now on to the income. "$272,815 booked since Dec" People book ahead so presumably this is most of the the year and perhaps further but lets give the benefit of the doubt and say its 3/4, and annualized, its $340k. We can see from the screenshots of the bookings that the net/gross ratio from Airbnb is 76.5% = $260,100/net a year Standard Airbnb management fee is 22% which would mean the NOI is $208,080 If we used 1% of the value of the property as R&M (insanely low on an Amenitized AirBNB), we get $27,500/year in repairs and maintenance Add that to the monthly payment for a total expense of $207,500 Cash flow is $208,080 - $207,500 = $580 Not commenting on if someone should or shouldn't do this deal but these numbers are likely much closer to reality than one may believe from the video... (and if youre just starting off, the numbers will be much worse, this is when things go well)

@ligmasssss234 @AirbnbHelp Airbnb can’t and shall not make an exception just because guest can’t connect to wifi and missed the submission deadline. However, your host can help and guest can reach an agreement with the host. Offer something beneficial to the host and try get something back. good luck!

@AirbnbHelp Them about this since the lower level staff cannot help. I understand the host’s cancellation policy but this was out of by control. I feel like escalating this to corporate and social media is the only chance at getting our full refund

@AirbnbHelp I am deployed in the navy and was in active combat. Boat turned the wifi off. Next day we lost a plane due to incoming missiles. Had to cancel my bnb, wifi came on one hour after deadline for full refund. Airbnb support staff was no help.

Claim guy said the $800 “other trip related service fee” guest paid is a “security deposit”. hence abb denied to cover any guest damages. How can a front load service fee deposit to enjoy host’s extra service reduce air cover damage payout? It’s commingling/stealing @airbnbhelp

Claim agent denied $1200 out of $1770 invoiced damages stating below bed is not damage. 3 days later, she clawed back even the $500, stating guest agreed upon $800 extra service fee for his 3rd party reservation, so she has a right to deny fully. frustrated and mad @AirbnbHelp
