@jeremyct Yeah but you have zero maintenance costs. Your point is still very much valid but maintenance on owning a home cannot be overstated. There’s always something you can spend money on while owning a home.

Around me three people I know bought houses between 2019 and 2021. Locked in rates between 2.7% and 3.2%. Their mortgage payments are between $1,100 and $1,600. I’m renting the same size place for $2,300. Same neighborhood roughly. They’re building equity every month. I’m building their equity every month. The difference between us isn’t income. It isn’t discipline. It’s 3 years. 3 years is now worth $700 a month and the difference between owning and renting forever.

Avec Tesla, Neuralink, xAI, il aligne l’énergie, l’intelligence et la conscience sur une trajectoire d’abondance. Pour la première fois, un homme a la capacité d’exécuter sa vision sans intermédiaires. Pas de comités, pas de lobbies, pas de dilutions. Juste du premier principe, du risque assumé et une exécution implacable. Dans 15-20 ans, quand le globalisme et le wokisme seront relégués aux oubliettes de l’histoire, on verra clairement ce qu’il représente : le personnage historique du XXIe siècle. @jonbrooks I personally don't count primary residence in net worth. I have equity in my house, but I don't take it into account because I figure I always need a place to live and as my house appreciates so do all the houses I would buy if I moved.

@jonbrooks Nah, they can sell. But then they owe tax. So they hold to they die so their heirs can get a step up in tax basis. Don't see a lot of gen z types saying remove the 'step up' in tax basis -- since they are the ones directly benefiting
