I'm in Greece today & have been to beautiful beaches all over the world. The more beaches I see the more I'm convinced that 30A is the BEST stretch of sand on the planet. I vow to own real estate here one day. I'm VERY bullish on what this beautiful natural landscape will do for the long term economy of this area. Real estate prices have ballooned and AirBnbs have already Airbn-busted here, but I still think prices are still relatively cheap for those willing to hold for years and decades. From Ft. Morgan to Panama City Beach you'll find white sand and clear, calm water. The closer to Destin, the better. (Santa Rosa is my favorite). Would love a follow @mhp_guy if you're into real estate investing and/or small business stuff.

One time as a young CEO: We couldn’t get a permit issued by a neighboring state regulator. Weeks went by with it sitting on some guy’s desk. Phone, faxes, zoom, etc. Nothing worked. I told the person in charge of our project: “Fly out there and sit in their office until you get the permit. Bring them donuts, humility, and kindness every day.” We got that permit in 2 hours. I learned: Much of business happens because you get on a plane and go meet in person. Zoom is fine but misses this core part of human nature. Get on the damn plane.

I paid $68,000 to join a mastermind. At first, I feared it was a *complete* money bonfire. But this weekend, we had an in-person event—a packed resort with entrepreneurs making millions of dollars per year. And I walked away with these 7 unexpected (but valuable) takeaways:

I grew up in around Hispanics. love Latinos, and always have. They are all not the same. No, they're not all the same, and their culture's radiate differently from each country. They're very kind hearted people that would welcome you open heartedly in a drop of a dime. Don't believe the media and the BS they spread constantly. Latinos work extremely hard, and they love even harder. I could go on for days about how unique they are and how proud I am of them. They hold the secret ingredients in life... To live, laugh, and love, because they realize life is short....

The older I get, the more I need to exercise to keep my mind and body healthy. I’ve pushed myself over the past year to increase muscle mass and decrease body fat (bottom of page) doing a mix of 🏋🏻🥊🏃🏻‍♂️. Goal is to stay near 200lb, and drop body fat to 12-13% Anybody have advice?
