Elon claims building new power plants is a slow process that will hinder the growth of AI What if I told you the this problem is directly related to our failure to build ships? I attended @MaritiCollege and have friends working at large power plants across the nation. It turns out learning how to operate ship engineering systems is among the world’s best training for building and operating power plants at scale. Nuclear too. The school once had a nuclear training reactor and was a premier pipeline into the nuclear power industry. But as the number of 🇺🇸 ships declined the number of American marine engineers fell off a cliff. And it’s not just power plants that suffer. Large numbers of hospital facility engineers once came from the maritime academies. Same for many other heavy industries like oil and gas. I just received regulatory approval to proceed with what is likely to be the single most important enterprise of our farm business from this date forward. Some people may come across my page or our farm and wonder why so much is happening. We are now one of the few farms to have lab tested nutrient density results for our pasture raised poultry. We raise and sell soy and corn free forest raised pork. We grow 20+ varieties of seed garlic. We’re about to begin selling lamb meat. We are significantly increasing our honeybee presence - adding honey and beeswax candles to the lineup. Soaps and salves will be included this year as well. And we just received the regulatory approval for the herb lineup which included a key legal component of what is considered under the definition of harvesting which will allow us to move forward and offer at scale, nationwide shipping, dried herbs and herbal teas - this year. I will post a video tomorrow morning - this will let me focus on this full time. Why so many items? Because regenerative, integrated and resilient farming involves an entire ecosystem - bees for pollination, herbs for medicinal and insect repellent, meat for human nutrition - broilers and pigs for fertilization and land development, cattle and sheep for grazing and fertilization, and so much more. The all work together, without even acknowledging amongst themselves - they together build soil and resilience and this farm in Vevay Indiana is set to be the model that many others can replicate. I will teach. I want this to inspire. We are growing. Announcement tomorrow.

I need your help. Please read the email that I just sent to our TTP family: ********* Hello, True Texans! What you don't know is that last night my husband and I sat down and had a long talk about what life looks like post - TTP. I've been running this organization for 17 years so it's really part of everything we do. Leaving would literally change everything. Why did we have this conversation? Because I don’t know what to do. So before any drastic measures are taken, I thought I'd come to you first. Every year we host a big party... a party that funds a big chunk of what we do the rest of the year. Last year we had 580 guests, which is huge. That number doesn't just happen. It takes a ton of work by me and Fran, harrassing people until they say yes. That's just the way these things work for non-profits. I hate it. Fran hates it. It's not what we wanted to do when we signed up for the job, but we've accepted it as a necessary evil. Well, this year has been different. I've worked harder this year than I ever have at promoting the gala, and people aren't just not buying tickets... they're ignoring me entirely. I'm talking about friends who would usually at least politely decline. No response. With one week left to place an order, we are still 200 seats short of our goal. What in the world? I've been wracking my brain trying to figure out what's going on. We know people love what we do, and yeah, it takes some cajoling to get them to part with $145, but usually when we put in the effort, it ends up fine. Not this year. Here's the thing... nobody responds to emailed invitations or social media posts. It has to be a direct one-on-one ask. I literally spend days and days texting my entire contact list of several 1000 people. And I text every guest that ever attended in the past. And I text every elected person I can think of. And every organization leader. And then I repeat. And in some cases I do it a 3rd time when I'm certain they will want to support us but just keep putting it off. Crickets. Then a few days ago I started noticing that texts I know I sent aren't showing up on my phone. And people are telling me they haven't heard from me. And just last night I learned my daughter isn't getting my texts anymore. I have no idea why my texts are only going through sporadically. Technology is great...when it works. Maybe I texted too much and was cut off. Maybe it's a glitch with the provider since Samsung is switching their program. Maybe it's spiritual warfare. I don't know. All I do know is we are short 200 tickets. So what do I do? Well, that's what led to the conversation last night with my husband. You see, last year TTP faced a huge financial crisis - to the tune of $176k. I didn't think we could overcome it, but Fran and I worked really hard traveling the state, asking for money, and we pulled through. Huge sigh of relief at the end of the year. I never wanted to go through that again! Then wouldn't ya know it... right off the bat in the new year, a bigger donor who gives us $3000/month told us his business is tanking and he can't support us anymore. Yikes! I blew it off, deciding to wait and reevaluate after the gala. TTP had a strong impact and great success in the elections and we get positive feedback everywhere we go, so I had every reason to think we could overcome this loss. Last year's gala had 580? I was sure we'd break 600 this year... until now when we're one week out and sitting at only 300. It's frustrating for 2 reasons. For starters, we've literally planned our most amazing party yet. I know it's gonna be most people's best night of the year. But also, what do we do if this doesn't bring in the funds that carry us all year? Remember, fundraising is a task Fran and I reluctantly accepted. What we are really good at is training and motivating activists. Every minute we spend fundraising takes us out of our comfort zones, distracts us from our real work, and quickly leads to burnout. (Continue)

92 year old seller - still very sharp First thing I did is ask if she had family close and make sure they were in the meeting I could have swiped a lot of equity, but then I would have to look in the mirror and sleep at night What I have noticed about older sellers they have price anchored to a value long past and they cant imagine what current market value of their house is. They bought for $48k they made $18k a year in income, they stopped being active in trading and knowledge 20 years prior and cant imagine how a person might have $1mm to buy their house and how incomes are $200k This is why its so easy for wholesalers to swipe equity from older sellers. I believe in doing the right thing for others We made an offer based on our desired ROI and profit which Ive shown 4 examples this week. Not more, not less. Same offer we make to experienced sellers Open, transparent, honest, do the right thing, pray and trust God. 3 flips and 3 brokerage deals this year so far - haven't prospected once. btw - person who gave us this lead called this a "hoarder home" this is NOT a hoarder home
