Our 2025 paper on Pittsburgh IZ found that IZ decreased construction in Lawrenceville by 30%. There's now concurring evidence from another paper, this time examining California, which found that IZ reduced construction by 31%. prohousingpgh.org/s/The_Effects_…
Chris Elmendorf@CSElmendorf

Important new paper on effects of inclusionary zoning. tl, dr: the *typical* IZ policy in CA: 1⃣causes 31% decrease in housing production; 2⃣shifts production to lower-income areas; & 3⃣produces BMR units at per-unit cost PAID BY RENTERS of ~$775k 1/6

@MattZeitlin The degree to which switching from 3 person to 2 person garbage truck crews was a major political fight is one of those things which demonstrates that the past is another country

The 1980s are an unclaimed period in New York history. For the left, it's where neoliberalism began its triumph, for the right, it's just the prelude to the more successful guiliani years. Soffer rescues the Koch years as a time when New York avoided post-industrial dereliction

@NellENel I’m curious too. The budget issues have raised my alarm but I don’t know the full story behind every character who’s commenting on it

Will someone please do a story on all these political Jersey City content creators who have cropped up, seemingly out of nowhere, and gained all this traction lately? Is this not a research-worthy story? Somebody please interview them!

@jimmybot The JC BoE budget has doubled in the past couple years despite a lower student population. It’s a disappointing situation and could use some strict oversight

$33.13M in land sale revenues from the '25 budget in Jersey City came from the $26.75M "development rights payment" for land south of the JCMC, and prior year sales revenues in reserves: 701 Newark Ave, $1.38M, and parcels around Garfield Phase 1A & 1B (Canal Crossing), $5M.

@jimmybot I only recently learned about the prior Laurel/Saddlewood proposal. That would have been a terrific project which would have solved several problems at the same time

The mandatory IZO is blocking a school from being built. Even if we thought (unscientifically) givebacks all came from developer pockets and never from renters/future buyers, as the city grows, we need flexibility to be able to adapt among the most needed public spaces.
Upzone New Jersey 🏗️@upzonenj

Second, the IZO blocks flexibility, but even more than that, it blocks givebacks. So it's way, way harder to do another PS16 Annex deal. If you're talking 150 Bay, or trying to get a school somewhere else, it needs a PILOT, you can't just trade density for a school bc of the IZO.

@SeanTrende A very funny thought experiment is creating a district that snakes from Borough Park to South Williamsburg with the purpose of electing a NYC Haredim. Given low turnout in primaries and block voting it doesn’t look impossible

@upzonenj The Zoo is nice. I’d recommend the penguin experience. Anytime I’m in the area (most recently yesterday) I stop at LP Steamers for steamed crab and Natty Boh.

When I was a kid, my mom used some conferences to take the family on a road trip. In Baltimore, between the aquarium and laser tag in the inner harbor, I thought it was the funnest place on Earth. I will go to Baltimore for the first time as an adult in the fall.

@alfonsoar_ @eaconner @JerseyCity Thank you @alfonsoar_ . Looking closer in the ‘Office of the Mayor’ section there’s ‘Cultural Affairs.’ The ‘CA-Other Expenses’ will be $170k lower in 2026. That’s most of the $200k

@eaconner @alfonsoar_ @JerseyCity I see other line items that seem to reflect current year policy changes. E.g. there’s $2.2 million under ‘Reserve for Snow Operations’ in the excluded from CAP section. So I think it should be

@KevinRBing @ILvov37 Just jumping in to clarify that the Clerk cuts are primarily operational due to the fact that we don't have a major election this year! Hard to include nuance for every category, but that looks worse than it actually is.

@upzonenj I kinda think that the selling of property to fund a budget (plus the resultant property taxes) is popular. Especially when framed with budgetary choices. The overall YIMBY agenda is different.

Better Blocks is a small group and its ideas aren't that popular, but it's been enormously influential via a think tank model. When your volunteer members produce high quality research for free, even if ideological, eventually an opportunistic politician will use it.

@upzonenj That’s my overall read. He took the smack down of McG as being a personal mandate. In fairness you’d have to be 0% vain not to. But governance means choices and people will disagree with the answers

I think the mayor clearly misread his election as a mandate, but the opposition to the tax is clearly disproportionately outside of downtown and aren't representative. Solomon's problem is that everyone opposing him ran on his ticket, he shouldn't have picked unreliable partners.

@upzonenj @jmaxmann He ran on a ridiculous platform. ‘Don’t allow new housing in downtown Cranford’. That’s exactly where it should go! A railroad suburb should not be allergic to housing in the place that built it

We are heavily invested in Cranford, which is a terrific town that has dedicated and serious members of the town council from both parties. They also have township employees that are dedicated and serious people who care about the community. The fact they have to deal with this person consistently is not fair and at some point, in my opinion, a judge needs to ban him from public meetings. I totally understand the 1st Amendment implications… and I am guessing some would argue this is political satire or legitimate protest. In my opinion it is harassment, disruptive and disrespectful.
Matt Friedman@MattFriedmanNJ

Will Thilly, who went viral last year for breakdancing at a Cranford council meeting, was arrested last night as cops attempted to escort him out as he sang a Morrisey song. Thilly took the podium just after the guy dressed as a bong who held a baby doll dressed as a bong.

@upzonenj It really is striking how much of a flop that campaign was. Good looking, young, minority former mayor of Montclair with a huge war chest sounds like a major candidate. And yet…
