I am not a Mamdani fan, but it's pretty clear that this is a result of his social media-first approach. Dem primaries in non-presidential years tend to be low turnout and mostly older affairs. There are lessons to be learned for other Democrats running for office here.

@InTheMkts Mamdani cannot deliver on that promise. A) it only applies to existing rent stabilized stock (~25% of housing) B) It's done through the rent guidelines board, which has staggered terms C) His best case scenario is a rent freeze in June 2026 for rent stabilized housing

Today’s Throwback goes back 21 years to 2003. @CrainsNewYork Business magazine had always been very good to Paul and I. We always went out of our way to engage with them, speak to their real estate reporters, and attend their functions. This relationship proved to be mutually beneficial, as we had given them several ideas for trend stories, and they had always paid close attention to the developments and growth of our firm. In 2002, one of our clients called asking if we wouldn’t mind being nominated for their Top Entrepreneurs recognition awards. Of course, we were flattered and suggested it would be a great honor if this client would nominate us. To our delight, Crains awarded us with the recognition as Top Entrepreneurs in their 2003 version of the awards. Below is the piece that they wrote about us. This recognition was particularly appreciated as it was not just a real estate recognition but a recognition within the entire business community in New York City. We knew that we had created something that was very special, but didn’t realize that the recognition of what we were doing extended and was recognized beyond just the real estate community. We will be forever grateful to Crains for all of their support and the various recognitions they have given us over the years.
