same ugsh 350m (face value) 15yr bond would earn ugsh 4.1m per month on average in interest

This proves my point. A condo worth 350M bringing in 24M a year ROI=7%.
Same amount in a Bond is 50 million
The Condo u quoting came to market in April 2025 and it didn't sell till end of year. Not even sure it has sold.

Well, whether you rent in Najjeera or own a house in Ddundu or Busiika, the time difference spent traveling to CBD is negligible... And if you don’t buy in Busiika or Kalagi today and wait, most likely you will end up in Wakataayi or Ndwadde Mutwe.

@KakandeAlex Thats how unsophisticated Ugandans are. Give me one good explanation why someone buys a car over 70million and commutes daily through traffic to go to hidden places as homes. With combined investment of both car and the bukerere house you could buy a condo in nakasero/mbuya.

You own a house in Ddundu, Bukelele, Nakwero, or Busiika, yet you leave home at 5 a.m. every day just to beat the traffic.
You end up spending 2 hours stuck in your car.
Every day, you spend 4–5 hours in traffic simply because, well, you have to stay in your own house in Kalagi.

Imagine owning a 2 bedroomed house in Bukerere and you have to go to work at 6am in the rain/dust (depending on the weather) yet you could also own a 12m car that has a consumption of about 14km/l. You literally spend the same as the guy who chooses to use a taxi/boda.
