If dwelling prices fell 10% nationally we'd fall back to a level seen in early 2025, a fall of 20% would be early 2023, Dwelling prices rose 48% since 2020. So what is the big deal? Unless someone can show me that this near 50% gain brought Australia unmatched prosperity that offsets the societal and economic damage that making household formation so difficult for FHBs why does it matter so much. It would actually be the one thing that unambiguously improves housing affordability. It might also discourage negative gearing and make more space for FHB in the market.

Albo said he wants to help the next generation but he’s just kicked them in the guts instead. Those people who don’t have enough for a house have gone into the stock market buying shares and they'll be taxed too. This is nothing but a socialist, communist, Marxist government. They want to take the wealth from the aspirational, who want to get ahead, and disperse to those who want to do absolutely nothing. Auction results - Sold To Listed - Sydney 28.0% (30.4% last weekend) - Melbourne 38.2% (36.4%) Sydney absolutely smashed to its lowest result since my records began in 2018 (ex-public holidays and Christmas season). Melbourne actually saw a bounce vs last week, but still in major price fall territory. Sydney saw a quite absurd 44.9% of auctions unreported this week. Last week this did play a role in boosting the extremely poor initial result, as indicated by the more complete SQM Research figures. (SQM's figures saw the worst non-public holiday and Xmas season impacted result since the initial shock in the early weeks of the pandemic) That may be the case again this week with such a huge number missing in action. Overall both markets remain profoundly weak and highly vulnerable to a further reduction in demand stemming from the changes to the federal budget. #AvidAuctions

Auction results - Sold To Listed - Sydney 30.4% (33.5% last weekend) - Melbourne 36.4% (41.3%) Sydney plummets to its weakest result since December 2018 (ex-public holidays and Xmas). At this time prices were falling at a fairly sizable clip. Melbourne smashed to its weakest result since a lockdown hit weekend in September 2021. Today's numbers paint a picture of both markets in deep trouble and set for significant price falls. SQM's results on Tuesday confirmed a third instance of my preliminary numbers presenting a more optimistic trend in the market than the gold standard for final concrete data. #AvidAuctions

Today, the Federal Court handed down its decision in the Giggle v Tickle appeal. The judges made clear that under Australia’s current laws, “gender identity” is treated as legally equivalent to biological sex. That means Sall Grover lost this case. I believe the Court applied the law as it currently stands. Which means the law itself must change. Women and girls deserve clear, protected sex-based rights in law, including the right to single-sex spaces, services and protections based on biological reality. @salltweets should never have had to carry this fight alone. She sacrificed her business, her privacy and years of her life to stand up for women’s rights and freedom of speech. Whatever today’s outcome, this debate is far from over.
