Short-term commercial lease. Go through verification process with Google. Opt out lease. Each profile covers a 5-10 mile radius. Together they cover the entire state. One of their competitors drove to one of their addresses expecting to find an office. Nothing there. But the profile is live and ranking in that neighborhood's Map Pack. That's how the Map Pack actually works. It's proximity-based, not merit-based

Done with @Ford Three dealerships today. All 90+ minutes from my client. Not one will give numbers over the phone. Yelling at me and consistently paranoid I'm cross shopping them. I'm not, I just need a Raptor at MSRP, which is a perfectly reasonable bid in this market. My client is a buyer immediately. This isn't a one-off. Every single Ford deal I've touched has been a disaster. Missing accessories, wrong builds, last-minute changes, improperly delivered vehicles. No other brand comes close to this level of consistent disorganization. @jacecraftmiller I may just need you on retainer at this point. If you're a GM at a Ford store who actually runs a tight operation, my DMs are open. I have clients ready to buy. I just need a partner who can handle basic communication, math, and common courtesy. Until then, I need an Avalanche Grey Raptor (non-37") with a Moonroof delivered to Charlotte.

We listed our old house for rent 3 days ago. This morning I got my first ever call from a potential tenant. My very first one. I wish I was joking. "Hi, I have a couple questions about your listing." "Ok, fire away..." "I have an ongoing medical malpractice case and was wondering if it was okay if I pay the whole year up front because I'm not working." "Umm.. yeah, I think that would be ok? I don't see why not... I'm guessing that's why you're not working? If it's confidential, that's fine, just curious..." "Yeah, that's why... it has to do with my foot and I can't work." "Ok, what other questions do you have?" "Do you have any dog restrictions? We have a 10 year old pitbull... she's my childhood dog... she's so sweet... never had any issues with her." "Ummm... I think the HOA has restrictions on that breed." (Idk if they do, I just made that up) "Ok, just let me know. Next question. I do have a felony on my record for vehicular manslaughter. The person survived and ended up with only a broken collarbone... and umm... my dad would be living with me, he's my caregiver, he also has a felony on his record but he already did his time. It was his first felony and will be his last felonly." "Umm..." "Yeah... I know it's a lot going on but I don't have any evictions or anything... but I did break a lease when I was 18 because I'm a single mom and well, um... some things we're going on and I was just in mommy mode... but I'm about to pay all that off once I get this medical malpractice money." Someone earning $500k per year with $1M-$10M in assets is "upper" middle class in NYC (so still middle class). They don't fly private. They have a job. This is obvious once you understand The Wealth Ladder. The true rich are those in Level 5 ($10M-$100M) and above.

If there is a genre I truly hate in the @nytimes it's the frequent pieces featuring folks with multi-millions in assets and multiple hundreds of thousands of dollars in yearly household income describing themselves as middle class, and being credulously understood that way, while professionals with healthy six figure incomes engage in poverty larping because, of course, if these other people are "middle class" then they must themselves be "poor" or "working class" or "just getting by."
