So I've been essentially wearing the exact same short sleeve polo shirt for the last 6+ years, basically everyday. I just buy 8-10 of them in different colors each year, they wear out, rinse/repeat. Found out last week that Johnson & Murphy is discontinuing the shirt. Most people would just say "damn" and find something else to wear. Not me. I bought 58 of them in my size and I'm good for the next 8 years 😅

I have a slightly different approach. I’ve rented for most of the past 20 yrs - but there is a certain level of stability and comfort that comes with owning your own home - for your family, not just a financial lens. Here is my playbook: 1. Buy a house 2. Take out 75% via a euro or Swiss loan at (SARON + 85 bps which is currently 2.6%)* 3. Reinvest the proceeds in $btc It’s essentially the btc carry trade to offset the real estate loss in btc terms. You get to have your cake and eat it too. *bonus- the gain or loss is a capital (not income item) and thus available for favorable tax treatment on a mark to market basis.

Real estate is going to severely underperform Bitcoin over the next two decades. It won't even be close. Real estate used to be the best inflation hedge. Now we have something infinitely better. No real estate taxes. No tenants. No maintenance. Can be sold in seconds. Smart people will rent their entire lives. The idea of buying a house will be for losers. There will be no need for it. You will save your money in Bitcoin. Not real estate. This is a pivotal tech movement that is going to define the class structure of this country.

Perp Testing Notes: $KWENTA Annoyed at times with the Delayed market/Limit orders. Do not recommend using if you're intraday trading, this is for swings only. Impossible to scalp on quick moves as you'll likely get a lower price you set on limit even when price is much higher.

Big drop in 30 yr fixed rate mortgages.

@htltimor @TXWestCapital Yeah, as always the higher LTV the worse deals you get. 2008-2022 dream for a mortgage in the Uk but still 1.8-3% ( as banks just did SVR/ interbank rate + 1-3% no way they are giving free money away) we are back to pre-2008 mortgage rates already in the UK

@Jamie_Newland @TXWestCapital Yeah, it might be I am talking a long time ago. And people who could afford not to need a mortgage in the first place, who often get better deals than the people who actually do need them.
