So unless you can fully ready to do a full gut renovate the entire building to add an ADU - including connecting water/sewage on the same plot. It is a huge financial risk

@MarkLevineNYC no.. homeowners can’t afford the legal fees to evict non-paying tenants. Only big corp to deal with housing court. Also, DOB will come in and penalize homeowners to fully gut reno the rest of the house to be compliant with today’s regulations. More tax and no way to recoup costs

One of the hardest fought wins in the big City of Yes zoning change was the legalization of “Ancillary Dwelling Units” (ADUs)—a tiny house in the back yard, home over a garage, basement apartment etc. This zoning change could unlock as much as 25k desperately needed new homes in NYC’s low-density neighborhoods…but only if homeowners take advantage it.
