@DGrovelover @donnelly_b That was my knee jerk reaction too, but it’s not like a savings or investing account ala gulf states or Norway, where you grow your savings because you have a surplus. It’s infrastructure investing/asset recycling. Probably necessary for things like pipelines, nuclear etc…

Where did you get 1M by 2029? Current mortality is closer to 85 for men and 88 for women, and the larger chunk of baby boomers will be closer to 75 in 2029, and right now “aging in place” is the bigger trend. It will be a very slow release of downsizing, inheritance and transfers. Will play out gradually through the 2030-50s. Thing is with these condos, we have a ton of oversupply of effectively small units that are more like rentals. We have very few family sized units, and even fewer affordable ones. Fact is the millennials/gen z are just screwed unless they are happy with a small condo unit for life. By the time we can get any kind of supply balance, we can hope that Gen Alpha have a better situation.

@Jason @ZohranKMamdani Taxation is both a revenue tool and a behavior change tool. The behavior in question is to buy up properties and have them sit empty, driving up prices for all. I’m all for taxing that. Better to have productive investments, and leave real estate to actually provide housing.

Been in here for 5 years, have 2 young kids, we’re okay with the space, but moving up is out of reach (even though we are top 10% income in Toronto).

Premier Doug Ford just announced Ontario is extending the HST rebate to cover 100% of the tax on all new primary residences under $1M, and a percentage after that for one year. Good start, but anything short of eliminating this tax PERMANENTLY will not move the needle. Sales tax on housing has always been a bad idea. Now is the time to eliminate it completely if we want new homes to get built.

@thesamparr Just use something like Lovable, and you can still embed hubspot forms and pixels in the pages. It’s true you can also use something like Claude code, but it’s just a lot easier in lovable, since they natively support templates, figma, etc..
