Sometimes it's hard to quantify the difference of working with a consultative insurance broker without actually seeing it.
Here's a good example from a recent [November 2023] renewal:
👉 Client owns industrial assets in CA, AZ, HI. Concentration in CA.
👉 Incumbent carrier's original renewal offering was to get all locations to a certain ppsf [$105 in CA, significantly higher in HI] and increase rate by 20%.
👉 My team completed a full marketing effort, including admitted and non-admitted carriers. We knew the incumbent would be the best option, but the client wanted to validate that this year, so we approached >40 viable markets to show them what we were saying was still true.
👉 We were able to use cost estimates from a GC and recent appraisals to show the buildings could be rebuilt for less than what the carrier wanted, even today. Carrier agreed to no TIV increase.
👉 I was able to lean on existing relationships to negotiate rate downward. Carrier started at 20%. I started at 10%. We settled at 12.7%. In this market 15-20% would have been an excellent renewal.
👉 Renewal bound with the client still paying < $0.35 Property rate across the portfolio, including Flood & CA EQ coverage. Without sacrificing excellent coverage with an A+ rated carrier.
Since people always assume on situations like this that it was a massive client and we're just able to move weight around to negotiate - not the case here. The entire TIV was < $200M at the client's valuation.
It would have been really easy to increase values and pass the 20% rate hike to the client. This would have cut our work significantly and resulted in much higher commission.
We didn't do that because we care and value the relationship with the client.
This situation also would not have worked with a client who broker shops every year or takes multiple brokers to market.
We all knew the incumbent carrier was the best option by a mile, including the incumbent carrier. They didn't have to negotiate at all. They did it because they value their relationships- with us and the client.
Insurance, like Real Estate, is a relationship business. Best in class operators know their insurance brokers well. They respect the etiquette involved in shopping for coverage. Their underwriters know them and their reputations.
That's why they get results like this. We just help facilitate the process.
