Closed on this bad boy this week. We have been searching for 3+ years for our second venue opportunity but we kept swinging and missing. Either they didn’t pencil to build new or most existing were turnaround jobs and not worth the risk. We almost gave up and thought we would only have ever have 1. Moved on to multiple other businesses. Then just like that when we stopped trying so hard to force things & multiple opportunities fell into our lap. This is 1 of potentially 4 more we could acquire/build in the next few years. All In on the venue business. Gimme 100 please. Hopefully announcing another one by fall. Moral of the story is stay patient. Good things come to those who wait.

About to sell one of the cabins I recently built for $1.4 million. I’ve always used a realtor to sell my new builds but getting hard for me to stomach paying $84K in commission. Considering a flat fee MLS listing & just negotiating with buyers agents myself. Anyone done this?

@sweatystartup I’ve listed a spec house a similar location 3 years ago. Coal trucks drove by all day. After 6 months and no offers, we listed it for rent. Turns out the rental demand was strong so the developer switched to build to rent duplexes. Much more stable for him now
