I didn't think this was possible but here we are. An 18 room hotel on Lake Como with an asking price of €1.95M. Lake Como is like catnip for hoteliers and investors. For context, several major brands at the upper-mid to luxury end (Marriot, Ritz-Carlton etc.) are actively opening or building hotels on Lake Como for 2026, with more in the pipeline beyond that. This opens up interesting opportunities in an underserved segment: authentic, smaller boutique hotels (15-40 keys) in secondary villages, strong design and views but without full-service resort facilities. My phone blew up this week with four questions: Question 1: “A $455M existing portfolio… Is this the same LaTerra Development?” Indeed it is! (even I’ve had to ask myself that same question!) LaTerra and Respark formed a strategic JV for this acquisition (and more!) Question 2: “What is LaTerra Capital Management?” To complement our development platform, LaTerra Capital Management allows investors access to multifamily acquisition opportunities in select U.S. markets. We cater to institutional investors, family offices, and HNW investors. Question 3: “What are the economics?” We can only share what’s public: Interest only assumable debt at below market rates combined with a 6-handle cap rate = double digit projected cash on cash. The $455M portfolio consists of BTR townhomes, high rise, midrise and garden style product across 7 properties and 1,495 units. Large average unit sizes. LaTerra and Respark will perform select value add activities on certain assets as we look to enhance the durable cash flow. Question 4: “Why Chicago?” Chicago is the #1 rent growth market in the U.S. and is 97% leased Lease trade outs are far above anything we’ve seen since 2022 The portfolio is located in suburban Chicago cities such as Evanston, Lombard and Elmhurst. Only one in City of Chicago. The seller Aimco is legendary - a top notch owner who takes excellent care of their assets. We’re honored to have this opportunity. Most of the work lies ahead.
