Losing weight for middle aged women doesn't work like that. They have very few calories unless they also do tons of exercise. Everyone wants to make up a story that it's about the donut. No, it's about maintenance being 1100 cals/day without exercise boosts. Stop gaslighting

I don’t understand this thought process. Losing weight is literally doing LESS of something ie eating. Replace it with a no calorie beverage, gum, mints. Stop giving up on yourself

@DanielHerrold Thank you for posting this! So many people in CRE have no outside of CRE interests and to me that sounds awful. I love my weekends & downtime and I’m a better broker because I take a step back every week.

I used to say work on the weekends to get ahead! And I practiced what I preached. Now? After nearly 25 years in the business, I’d tell you that’s not the highest and best use of your time. Take the kids to the park Go to a farmers market with your wife Have your friends over for dinner. Take a hike Take a long nap Go to church Read a book There are far more important things in life than work. It’s incredible healthy to recharge and clear your mind over the weekends. And spend time either with your self or those you love. I’d take back every Saturday or Sunday I ever went into to office. Every. Single. One.

It’s funny when people ask ‘How have you been, what’s new?’ And they want to hear something like how many people you’ve hired or how much revenue has grown but your real first answer is ‘Been pretty into pigeons lately, especially super fat ones. Aren’t they cute? And humans really screwed them over by domesticating them then abandoning them. They really deserve to be treated better’

@orlfoodie Publix in Tampa is 20-35% more expensive than Whole Foods. It’s gross. They are robbing Floridians. I try my best to shop elsewhere. I occasionally do a shopping cart comparison. It’s almost across every item.

Why do commercial brokers get paid their commission on the full lease at move-in, rather than getting paid over time, as the tenant actually pays rent? Feels like it would be fairer for them to bear the risk of default alongside the landlord, no?

My husband and I throw a craft cocktail/dinner party for clients. Our second annual one is this evening. It will be us, four clients and their significant others. It’s awesome and in our home. I hire a craft cocktail bartender who teaches us about 4 cocktails he makes & we drink and I arrange for catering for all of the food. No assigned seats. We keep it simple, low-key and as casual as possible and it’s a huge hit.

Watching your near adult children or adult children face challenges and knowing you can’t protect them from discomfort is the hardest part of being a parent. My adult daughter who lives in a different state had to navigate not getting on a plane to go to Europe by herself and immediately dealing with the worst heartbreak. She said it was the biggest growth of her life making the judgment call not to get on that flight and dealing with the fallout of what she learned immediately after. I think she experienced divine intervention. It was brutally hard for both of us because I wasn’t there in person to help nor console her. She had to learn how to move through devisating heart break alone at 23. They have to learn to stand alone and it’s our job as parents to allow that to happen.

Are you pushing your kids into uncomfortable situations? My son Alex brought up a moment on our podcast when he almost didn’t get on a flight to Los Angeles. His friend canceled last minute, and he was ready to stay home. I told him to go anyway. Alone. He went. Cross-country, at 17, figured it out, handled the hotel, and built confidence that stayed with him. That’s the job as a parent. You don’t remove discomfort. You use it. He didn’t go for business. He went to a football game. But he came back with something more valuable than the trip. Confidence that he could handle things on his own. @ElonGerberg Just experienced a similar situation. Only in my case the other broker took the deal I closed, added their logo using AI with a caption saying Just Closed! Um what?!? I was the only broker involved! They weren’t involved in anyway. This was flat out gross.

I’m with you @moseskagan! I’ve been selling land for 21 years. 10X market value is insane. They should sell and buy more land somewhere else. Hanging on like this is about vengeance, not about creating something for themselves and their family. There are many silent risks to value when holding over time. I’ve seen this through a couple of cycles and the next generation will be talking about this for many years.

Be careful folks. Not every deal is a good deal and not every buyer is a good buyer. Not even when the buyer is a well-known name. Sometimes the best outcome for a landowner is the deal that doesn’t go under contract. I share a lot of wins publicly, but I don’t talk enough about the deals I have to stop to protect my landowners. Here’s a story about a deal that died before we got to a fully executed contract. A well-known buyer insisted on terms I’ve never seen in 21 years of selling land and here were the 3 deal killers: 1. A free walk away option: Up until closing, the buyer could terminate for any reason and receive all deposits back. No limits, no milestones, no non-refundable money. Zero commitment. 2. Impossible seller warranties: Seller had to warrant that the land had never in its history been marketed for residential use, and had never been and would never be subject to impact fees. For development deals, impact fees are almost always a certainty. 3. Weaponized “defaults”: If anything “negative” about the property was discovered, whether the owner knew about it or not, it could be deemed a seller default, and the buyer could demand a penalty payment up to $250,000. This buyer was not trying to get this deal under contract. They were trying to keep my landowner tied up, stalling them us from engaging with other buyers, or riding them out in contract negotiations so the buyer could have all the upside and none of the risk. We tried hard to negotiate these terms into something reasonable, but sometimes it is my job to say, "NO" and I had to advise my client to walk away. I hate it when I have a signed LOI that dies during contract negotiations, but I must protect my owners and have them focus on serious buyers who understand: • Due diligence is for discovering facts and finding solutions, not for creating traps. • Deposits are supposed to reflect commitment, not provide a free option. • Risk management is not about turning every unknown or potential negative into a six-figure penalty.

@clint_turner I could have posted this 😩. Just got quoted $3500 for about 12 hours of landscaping clean up work, no planting. I declined. Glad I like to work. On hour 4 and now I have extra daylight. I’m not paying $300 a hour to do simple landscaping.

How do you find a landscaper that doesn’t charge 5x markup? I live in a neighborhood where anytime a service co comes it’s auto 2-5x more expensive for everything. Want to get landscaping done but everybody wants 20-30k for a pretty straight forward job.
