Austin will create two new middle housing zones:
- Middle Residential (MR): townhomes, cottage courts, single-stair
- Mixed Use (MX): mixed use multifamily
Huge win for better neighborhoods and more housing options!

We've got to get development fees down!
It's over $100k in fees just to build a 6-plex in Austin!
Fees for a simple 6-plex:
- Impact: 6 × $7,200 ≈ $43,200
- Parkland: 6 × $6,000 ≈ $36,000
- Permit + Plan Review ≈ $10,000
- Site Development / Misc. City Fees ≈ $15,000

Austin City Council is bringing forward a new “missing middle zoning” The new zoning as are “MR” and “MX”. The goal is to bring medium density closer to major roads. While great news, the permit process and high fees render this dead on arrival for market rate projects.
