CLOSE ENCOUNTER 🐻: Hikers had the scare of a lifetime when they came face-to-face with a large brown bear along the trails in Sierra Madre, California. A hiker is seen jumping and ringing bells to try and scare the bear away, but that is when the animal charged at the pair. Luckily, no one was injured.

Regarding the price increase vs growth aspect take a look at Hartford sitting dead last on housing permits per capita this year. Overall since 2020 they’ve seen ~ same appreciation as Charlotte. Except Hartford built basically nothing. So when you see graphics of home prices growing in the Northeast and slowing or reversing in the Southeast going forward it’s worth understanding the tradeoffs. A homeowner in Rochester may see more equity growth. But their kids moved to Charlotte and Raleigh, taking the (current or future) grandkids with them. Not sure that’s a trade I would take, but it’s largely the choice made in the end. I am interested to see what the results look like over time, because I’m very doubtful those same grandkid ever decide to “move back” to Hartford & Rochester.




Camera nerds and storm chasers, I’m still deciding on my next camera and haven’t pulled the trigger on the Canon T7i yet. I’m torn between getting this solid starter camera or maybe spending a bit more on something that I won’t feel the need to upgrade for a long time. I’d love any tips, suggestions, or advice. I think the max I'm willing to spend around $400, *maybe* $500. For context, my current gear includes a 2008 Canon Rebel XS with the 18-55 mm, 50 mm f/1.8, and 75-300 mm EF-S lenses.







The amount of calls I’ve made, money I’ve paid, complaints I’ve received, interpersonal disputes I’ve mediated, and DOB technical issues I’ve suffered - all to figure out how to get the 5% ultra-low energy deduction in City of Yes - is wearing at me a bit.
