Hello everyone, an update; within 24 hours the street lighting issue has been resolved after issuing my complaint I must say I’m impressed with the speed and efficiency of the corporation team. Thanks for getting this issue resolved. Now only works that are pending are clearing the debris and closing the open drains. I’ll give credit where it’s due, this was really efficient work. If this level of speed and efficiency is maintained, I’m sure Perungudi will develop into a world class hub for tech @UpdatesChennai @ptrmadurai @TRBRajaa @S_AravindRamesh @chennaicorp

In 1960, South Korea’s per capita income was $94. India’s was $82. China was neck and neck with us through the 1970s, India was actually ahead of China in 1980. But today Korea is 13 times richer than us in per capita terms, China is 5 times richer, Singapore is 38 times richer. Same starting point, just one difference, they freed their people to build. But the License-Permit-Quota Raj of Congress caged our economy and wealth creators.

Not really, the buildings themselves are grade A spec. Plus, if it wasn’t an ideal location, why would there be 5 I.T parks in one road on the estate with Olympia crest being 2 lakh sq feet ? Nidec drives, Fuji electric, Awfis etc… all inside Perungudi estate It’s a matter of few corrections to be made

Radial Road in last 1 year saw leasing from following firms. : 🇺🇸US Bank Corp - 650,000 Sq.ft 🇺🇸Optum - 500,000 Sq.ft 🇺🇸Walmart - 466,000 Sq.ft 🇺🇸State Street - 202,000 Sq.ft 🇺🇸WeWork - 141,000 Sq.ft 🇺🇸E&Y - 134,000 Sq.ft 🇺🇸Deloitte - 100,000 Sq.ft 🇺🇸Walmart - 100,000 Sq.ft 🇺🇸AMI - 100,000 Sq.ft 🇩🇪🇮🇳BMW Techworks - 50,000 Sq.ft But the infra needs a complete overhaul. It’s slowly becoming better after Olympia built a huge tech park 2 lakh sq feet, spero also built 2 tech parks. Co working operators like Awfis and incuspaze took lots of space in Olympia crest. Honestly if they just fix the roads and add some aesthetics like greenery, Perungudi estate can become world class. Even Casagrande is building a huge tech park in Perungudi

@PReddy57942 @UpdatesChennai Perungudi industrial estate is a hellhole. No respectable company wants to operate there regardless of the Grade A space or not, they will actually pay a premium to get out of there. Because no employee wants to work from a shady area.

@UpdatesChennai And yes the infra in Perungudi industrial estate can be much better roads, drainage and lighting can be much better. If they fix the roads with some nice greenery, Perungudi industrial estate can become a world class tech hub

I jointly developed and two I.T office buildings in OMR phase 1 opposite World Trade Center 1) Bhaggyam Yukthi (40,000 sq feet) 2) Arihant Vayu (80,000 sq feet). Totally 1.2 lakh sq feet. Both buildings are new supply, grade A spec and launched only this year. Out of this only 1.2 lakh sq feet, only 40,000 sq feet has been leased so far. Chennai office leasing is slow compared to bangalore. If these buildings were there, it would have been snapped up before building completion. Chennai demand > supply but leasing is slow as the tech economy is not as big as Bangalore

Many drainages in Perungudi industrial estate outside I.T parks are left open, this is creating a public health issue and a sanitation problem. Hello, I’m an Entrepreneur and I have jointly Developed a Grade-A office building (Bhaggyam Yukti) in Perungudi Industrial Estate, OMR, Chennai (near World Trade Center). Non-functional street lights and debris/pipes left by contractors outside our building are creating serious safety concerns, especially for women, and are turning potential clients and I.T companies away. Despite its proximity to World Trade Center, the entire Perungudi Industrial Estate has poor roads and lighting, though it has the potential to be a world-class I.T and tech hub.
