Matthew Graham at Mortgage News Daily is saying bond markets are putting direct pressure on policymakers to end the war. Until that happens, rates stay elevated.
That's 46 basis points above April lows. Buyers who came back into the market expecting relief are getting squeezed again.
Think about what that does to housing activity. Affordability was already stretched. Now add $167 to every monthly payment on a median-priced home... and the math stops working for a lot of buyers.
Existing home sales slow. New construction demand softens. Mortgage origination volumes drop.
Homebuilders are the first place this shows up.
If you're in that space... watch closely. Rate-sensitive names reprice fast when affordability breaks down like this.
The catalyst for relief is the same one bond markets are screaming about. War resolution. Until then, no Fed cut is going to override what's happening in the bond market.
Rate cuts help at the short end. Mortgages are priced off the 10-year. Those are two completely different conversations.

Had dinner with a client last night
He's 57
Asked when he can retire
Pulled up the analysis my team did for him
"You can safely expect to retire by age 89," I said
He was stunned
"But I have over $7 million in my retirement, a paid-off home, and separate college savings for my kids."
But he didn't get the entire picture.
I walked him through what my analysis team found out:
His wife is having an affair and will leave him within 6 months, leading to a brutal divorce battle that will drain his savings and spirit
His earning power will also go down due to his depression, so that lowers his savings rate
His spending will also go up as he turns to alcohol, buying an expensive Corvette to somehow catch the attention of women (it won't work), and books trips to Thailand
When I walked him through all that, it started to make sense
Glad my team goes above and beyond to put together a plan for our clients' lives!
