Lesson: $50,000 - Be aware of the markup when the architect hires the consultants for your project. In Los Angeles, for all 30 of our projects, we have directly hired all the consultants. We have hired the structural, mechanical, electrical, and plumbing engineers. We have paid them according to the contract amount. I am unsure of the industry standard because this is how we have always operated. We maintain a direct relationship with all our consultants in Los Angeles. In Texas, I allowed the architect to select the MEP subcontractors they recommended. My understanding was that I would pay them directly and only their contract fee. However, I was mistaken. The way the architect's contract was written: "Reimbursable expenses are those expenses we incur on your behalf and behalf of your project. These reimbursable expenses shall be billed at a rate of expense X 1.1. Reimbursable expenses include but are not limited to, consultant services, faxing, long distance phone calls, delivery, reproductions and printing, travel expenses (includingmileage at the current prevailing rate), renderings, models and photography." That's the paragraph that was supposed to tell me that the $500k of consultants our architect hired was going to cost us $50k more because they contracted with them instead of us. Lesson learned. Question for other developers: How do you approach this? What is the market for this? If I had a general contractor (GC) chosen, I would have let the GC recommend the MEP engineers, and I would have the MEP subs value engineer the plans before submitting them.
