Transacting in real estate is insanely expensive in Canada... you got property transfer tax, mortgage penalty, legal fees, realtor commission etc, the only real estate investment i would make is probably via a REIT... 😵

My view is that buying and holding real estate is not an effective investment strategy in our current economic environment, for a few reasons. 1) Real estate is more interest rate sensitive than it is inflation sensitive, so given our current circumstances it is likely to go down in real terms 2) It is a fixed asset that is easy to tax, which limits its impacts on your ability to diversify 3) Real estate is nailed down, so investing in it makes it more difficult to move money from one place to another That’s my view, in a nutshell. The BIGGEST reason I won’t touch Canadian real estate ⤵️ ㅤ You get a “30-year” mortgage, but you’re forced to renew it every 5 years??? ㅤ That’s not investing. That’s gambling on future rates. ㅤ Imagine buying in 2020 with a killer rate. You’re cash flowing. Life is good. ㅤ Then 2025 hits. Now you’re forced to refinance at whatever the market says. Your deal didn’t change, but your payment did. ㅤ That’s risk you can’t control. ㅤ In the U.S., I lock in long-term debt or I create seller finance where I control the terms. ㅤ We don’t just buy properties. We buy guaranteed cash flow. ㅤ And when you understand how debt structures actually work… you understand why so many Canadian investors come to America. ㅤ Control the debt. Control the deal. Control your future. 🔥

I’ve acquired $100 million worth of real estate over the last 7 years. What they won’t tell you on social media: It’s tough. Deals are messy. People are messy. Sellers aren’t logical. Closing a deal takes patience and it is a fluid, ever-changing process. There are hundreds of things that can kill a deal. If you find any of them too late (after you’ve closed) it can mean heavy losses. Financing is tough to secure. Banks are risk adverse and are much more focused on protecting downside than making money. Plan accordingly. Equity (investors) is difficult to source. People are hesitant to wire money to people they don’t know well or trust. And real estate requires a TON of cash. Real estate is small business disguised as a building. If you can’t lease, market, manage people and collect the rent you’ll never succeed. Real estate isn’t passive. There is no such thing as mailbox money. Real estate ownership is full of solving problems and hard work. Debt can cut both ways. Leverage is touted on here as being a cheat code and a hack. But too much bank debt means extreme risk. People go broke when they can’t pay the bank back when their loan matures. There are more bankruptcies in real estate than there are newly minted millionaires. You can lose massive amounts of money quickly if you don’t know what you’re doing. Real estate isn’t the best way to create wealth. It is an excellent way to grow and protect the wealth you already have. Small business is a much better way. Getting rich quick isn’t possible. Don’t listen to the social media gurus who are selling a flipping or wholeselling business. You can go broke way faster than you get rich. Transacting real estate is expensive and slow. This isn’t a liquid investment. Want to turn your stocks into cash? Click a button. Want to turn your real estate into cash? Spend 5% of its value and wait 6 months. There is no playbook. Deals require a ton of uncomfortable stuff (lawyers, bankers, appraisers, limited partners, contracts, tenants) and most of it isn’t straight forward. If you can’t make decisions with incomplete information this game isn’t for you. Don’t be afraid of real estate. This post isn’t meant to scare you. But don’t buy a course online and think you can “just buy a building and collect checks each month in your mailbox.” Good luck out there! Real estate "investors" aren't even real investors They're savers who don't understand the difference between saving and investing They are using houses as a savings vehicle, and they don't even realize it Real estate investors expect guaranteed cash flow and price appreciation from their real estate "investment" portfolio But there's no guarantee that you'll make money from an investment Only savings can be guaranteed They are using houses as savings accounts, NOT investments! Most real estate investors haven't even CONSIDERED the possibility that their real estate portfolio may go down in value and never recover again
