@LostInSW19 Of course, shared owners have even less ability to lower asking prices: (a) because they are required to sell at RICS valuation or hand over the difference to their HA, and (b) the lower the asking price for a part share in equity the more disproportionate the selling costs.

People saying sellers must cut asking prices to sell overlook a key point: only *some* can - those with equity or cash. But many flat owners are mortgaged to the hilt, in negative equity, with no spare cash. They’re stuck because they simply *can’t* lower the price.

This shows what we're seeing in our area, ie flat prices are at or below post 2008 GFC prices. There is also a massive negative equity problem that continues to freeze that "first rung" on the ladder. The knock-on impact on the wider market should be obvious to @mhclg ministers.

The fact that mortgage rates have remained high has really disguised the massive inflation-adjusted repricing in London property. The real-terms price of flats isn't that far above the post-financial crisis lows any more.

@Victoria_Spratt @theipaper My friend is a shared owner and has a licence to sublet because his flat is unmortgageable. His housing association has asked him to evict his tenant. It sounds like the Govt has yet to brief housing associations about renters rights.

My thing is if it is shared ownership. Why are they paying the FULL amount of service charge. As it is a shared ownership they should pay the amount they own? Like if it’s 30% then they pay that? (Serious question)
