Shared owners are required to have a RICS valuation, have no right to the kind of conversation you had with your valuer, plus they’re liable to pay over any difference. It’s not the variation at issue; it’s the lack of control over the resale price.

When I was lending and once got a figure that would have triggered a loan default, I asked the valuer to change one assumption and got a far higher figure on a loan I was quite comfortable with. Both things can explain why valuations can vary.

How did people get scammed into doing shared ownership. What do you mean I pay a deposit, I pay a mortgage, I pay RENT on top of that AND I only own less than 50%?!?!

Unless it’s a simultaneous sale & staircasing transaction in which case the valuation applies to the HA share too). Overly complicated & causes problems if buyers won’t buy at the RICS valuation, or lender valuation is lower..

@ResourcesShared @LostInSW19 @HomesEngland I did saythat they were: the issue is skill in doing that and market proximity in knowing what is the current state/attitude of the market. The insurance industry is also an influence: PI cover conditions inevitably mean that valuations are more conservative.

Today we said goodbye to legendary housing solicitor Giles Peaker of @nearlylegal fame in the countryside just outside of Stevenage. As online conversations about housing become more febrile, his knowledge, enormous wit and ability to disagree agreeably (most of the time) will be horribly missed. @LovellPropguru @LostInSW19 @HomesEngland Aren't historic sold prices adjusted to take account of property market movements in the meantime? Obviously there are differences in the intent of RICS valuations and lender valuations. But buyers obtain (or not!) mortgages from lenders, so that's the valuation that matters.

@LostInSW19 @ResourcesShared @HomesEngland As an ex-RICS valuer (of #CRE) I can say that because historic evidence is required to justify the valuation (otherwise it’s a guess), it appears that valuers under-value in a rising market and over-value in a falling one. A couple of yrs ago undervaluation was the complaint.

There's no good route onto the first rung of the UK housing ladder (or at least England & Wales, due to leasehold). I know people trying to buy, and I try to gently warn them off shared ownership, but they're hopeful about it and it's hard
