Large-lot single-family zoning is a key driver of Massachusetts’ housing shortage. In Brookline, surrounded by Boston on three sides, 30% of the town requires 40,000sf+ min lot sizes just to build one home. We didn’t run out of land. We made it illegal to use it efficiently.

Heading out on vacation, but wanted to leave you with something… I believe in this democracy. It's sort of my religion. The ballot box, voting, is what makes the whole thing work. And right now, what's happening with voting rights is keeping me up at night. President Trump has signed executive orders, backed legislation, and floated unilateral mandates all aimed at reshaping who can register and how votes get counted. The SAVE Act is not what it seems. Courts have blocked much of it. For now. I've been covering this in a series here on Insta and as a playlist on TikTok. If you want the deep dive, start there. For straight-up reported journalism, here's a link to The Daily from the New York Times. Here's the thing about American democracy: it's never been inevitable. It's been contested, interrupted, and for most of its history, denied to most of its people. But the aspiration, the thing we keep reaching for, is that we settle power at the ballot box and not the battlefield. That we choose votes over violence. Or at least we try to. America has always been a work in progress and we often fall short of the ideals of the Constitution. But if our right to vote is diminished, we could be sliding into something that looks more like authoritarianism and less like democracy. Pay attention. See you in 10 days. podcasts.apple.com/us/podcast/the…

A few people are saying I “oversimplified” immigration history or don’t understand the laws. I do understand and know the laws. My point is that people are projecting today’s immigration system backward onto a completely different one. Before the Immigration Act of 1924, the U.S. did not have the visa-quota system people think of today. Most Europeans did not apply overseas, did not need a job sponsor, and did not wait years in a quota line. You bought a ticket, arrived at a port like Ellis Island, and inspectors checked you against a relatively small list of exclusion categories under laws like the Immigration Act of 1882 and later amendments, things like contagious disease, certain crimes, polygamy, or being deemed likely to become a “public charge.” And here’s the part many people get wrong: immigrants didn’t need a job to come here. In fact, one of the major labor laws of the era, the Alien Contract Labor Law of 1885 (the Foran Act), actually restricted companies from bringing workers to the U.S. under pre-arranged labor contracts. The concern at the time was employers importing cheap labor to undercut American workers. Immigrants usually arrived without a job and looked for work after they got here. And the modern social safety net didn’t exist yet, for ANYONE. Most federal welfare programs would not exist until decades later. Immigrants largely relied on work, family networks, churches, and mutual aid societies for support. So yes, my ancestors came “legally.” But they did so under a system that was far simpler and far more open than the one immigrants face today.

While you’re wearing green this weekend, a quick history note for anyone of Irish ancestry bragging their ancestors came here “legally” while attacking today’s immigrants. Our ancestors didn’t break today’s immigration rules — because those rules didn’t exist yet. Before 1924, most Europeans arrived at Ellis Island, got checked for disease, and walked in. No visas. No quotas. No waiting lists. But I’m sure they would have happily filled out the paperwork, waited years for approval, and followed every regulation to the letter… while starving during a famine or fleeing violence back home. Yes. Very orderly. Very by the book. History is famous for that. Happy St. Patrick's Day. 🍀

Imagine you had to choose your life at age 40: Option A: Single. No kids. $10M net worth. Travel anywhere. Total freedom. Quiet house. Quiet holidays. Option B: Married. 3 kids. $1M net worth. Drive a Toyota. Chaos every morning. Loud house. Full dinner table. Be honest, which life are you choosing?

As a result of an #FBI Boston investigation, Boston lawyer Patrick J. Dolan, of North Attleboro and Haverhill, MA, has been sentenced to more than three years in prison for stealing over $2 million from his clients. He used the stolen funds for himself and his family members to make mortgage, tuition, and student loan payments, and to pay for personal items and services. ow.ly/6mmB50YsmW0

Seattle’s socialist Mayor Katie Wilson has officially declared war on grocery chains. She claims she will unilaterally BAN grocery stores from closing down in her city, arguing that food access is a human right that overrides business decisions. She said : "We cannot allow big grocery chains to close stores at will!" The Plan: If a private business tries to leave due to theft, taxes, or safety concerns... the government will step in. Her allies in the state legislature have even introduced a bill (HB-2313) allowing the city to use Eminent Domain to SEIZE grocery store properties and turn them into government-run shops. Mayor Katie Wilson calls it "protecting the community." Critics call it "holding businesses hostage." Thoughts?
