For anyone not using it, the "Property Log" extension for the Chrome browser will automatically show you price changes for properties on Rightmove. It's an excellent free tool. @propertylog Will hopefully be incorporating it into bestagent.co.uk in due course so people can see price changes without needing an extension.

@moving_charlie Hi Charlie, I’m sure you’re aware but “property log” as a chrome extension has been incredibly helpful to show price reductions and even houses that are being reposted as “new” but have been on the market for a while. Here is an example below. It may be useful for your followers

@_adam_gal @propertypriceNI You have to remember that it is being sold by "The Agent" and many people have fallen for his high asking prices in the hope of getting more than market value. There are many who have missed the market. I know of two people already with him.

@moving_charlie Good work Charlie👍wife and I have been monitoring Bangor NI prices daily for 5 years. Peak was summer ‘22. We sold for 432, fell through. Got 405 March ‘23. Same house would now be 375 ish. If you could sell it? Asking prices going down, some vendors holding on in vain.

@moving_charlie not doubting it isn’t good news - but wondering how far (and how long it will take) for prices to be at a point that affordability is even remotely close to a year ago for example - esp for buyers in a strong position (less risk of negative equity)

@moving_charlie Seeing this in Belfast atm. Some now pricing more realistically, but I've seen at least 4 properties in my price range (max budget 150k) be relisted at 10 grand MORE than the original asking in the past week. 3 have been on market since spring/summer. I'll keep biding my time!

This is true. If more sellers were realistic with themselves, they’d avoid the pain of signing up to an overvaluing agent who locks them in for so long they eventually give in and lower their price as far as necessary. Or having to move agent.
