Kaz is selling $OPEN Q1 as a turnaround. The numbers say otherwise. Q2’25 (Wheeler): 4,299 homes sold, 4.4% CM, +$23M Adj EBITDA Q1’26 (Kaz): 1,921 homes sold, 4.4% CM, -$31M Adj EBITDA Same per-home margin. Half the volume. Negative EBITDA vs positive. The aggressive back half of ’25 writedowns weren’t necessary, they were a kitchen-sink move. Inventory got marked down hard in Q3/Q4, conveniently right after Kaz arrived, giving him cover to blame Wheeler while he figured things out. He still hasn’t. The 10% GAAP gross margin everyone’s celebrating? ~70bps is those manufactured writedowns flowing back out as aged homes sold accounting tailwind, not operational gain. Adjusted gross margin was 9.3%. That tailwind is largely spent. Q2 needs new cohorts to actually deliver 6%+ CM or the “structural improvement” story breaks. He took the writedown pain under Wheeler’s name and booked the recovery as his own. Same business, same margins, smaller book, no real turnaround. You guys can cheer all you want but it’s a bunch of BS coming out of @nejatian mouth. I’ll be out on any pump today as people attempt to spin this nonsense with him
