@michaelgeller I think that you may mean that the overall built cost is lower due to the greater spread of land costs but it defintely costs more per unit constructed to go higher due to extra penalty incurred by seismic forces and more underground parking .

I say a low-rise building is up to 6 storeys. A midrise is 6 to 10. A highrise is 11 storeys+. But I like Michael Kluckners definition. If you don't recognize someone walking by on the street, you're in a highrise. ps. A 20 st concrete bldg is less expensive than 8 st to build

What is happening? I just learned Theresa O'Donnell is no longer the GM overseeing the Vancouver Planning Department. Having particpated in several conversations regarding the hiring and departure of previous Planning Directors I urge the city not to hire someone from US! :-)

@michaelgeller No free parking. Pay at the meter or buy a resident permit. use the money gained to provide rain gardens and drop-off/ delivery zones. Out-of-town users would be held accountable for vehicle use.

For those who wonder why I belueve there needs to be some on-site parking if up to 6 homes can be built on single-family lots, this is what W28th looks like now with only single family houses, a few basement suites, and a couple of laneway houses.

@lewesarchitect Something really odd about this rendition of a geothermal plant. What's with the condensation clouds given off from the fan cooling towers? Geothermal doesn't require water cooled steam turbines to produce electricity.

@HarryHamishGray If I'm honest, I'd say if there's other users around I'd use as designed; if no-one in sight what does it matter? The ideas is to avoid head-ons and mutual-uncertainty wobbles and ease traffic flow at high volume - we should be so lucky.

70 days since this crash happened, & nothing but silence from @vicpdcanada. Was the driver ticketed? Have charges been recommended? Has anyone done anything other than slander the cyclist, & vow to rip up this intersection? It would be chill if the driver was held accountable.

@sascampaigns @lewesarchitect If the contract between the governing jurisdiction was clear the CEO of the water company should be accountable for breach of contract. If the law was fuzzy then the jurisdiction head needs to redraft the policy. And then perhaps fall on his/her sword for ineffectiveness.
