I’m thinking about selling one of my fourplexes and it happens to be my best one.
All four units are the same
1422 sq ft
3 beds 2.5 baths
Car garage plus back patio
The rents are like this
$1600
$1650
$1600
$1600
Gross rents $6,450
Maybe selling it for $750K
I’m just waiting to have a meeting with my CPA then I’ll make a decision

@N8RealEstate Sounds like a full gut and 30 day notice for healthy safety hazard living situation. Just had something similar here. Tenant occupied since 2000, m2m lease, was hosting feral cats causing rats to infiltrate the entire triplex significantly impacting other tenants.

I looked at a multi family property last week
One of the units had a tenant that lived there 30 years, paying half market rent
Walked in the unit smelled like 💩, walked into the bedroom there was cat poop ALL over the floor
Closet had a huge litter box full of cat poop, there was no cat in the apartment
What's your move if you're buying this place?

@dig_deeper1 You can do one through Zillow rental manager for free. Emails them application and lease. Super easy.

@TheLittleGuppy1 @CryptoBull2020 If you’re paying anything less that 4.5% int on your house it’d be foolish to pay it off early.
That same amount would be better invested.

So this is the fourplex I was telling you about
4 townhomes 🏡🏡🏡🏡
Each townhome has 3 beds 2.5 baths
1422 sq ft car garage and big patio
Asking price was $285,000 in 2018
One townhome was empty and renovated and the seller was accepting FHA so I sent offers
My company gave me the freedom to live anywhere on my territory sales area which was south phoenix all the way to Arizona City so I acted fast.
I sent offers at asking price and we were under contract.
The sales description of the fourplex mentioned that all appliances were the sellers and when we did the inspection I was there asking questions to tenants and found out that all appliances belonged to the renters. So we negotiated $10K off the asking price
So we were at $275K
After inspection report came there were some minor stuff that needed to be repaired:
Sink faucet leaks in most units
AC repairs
Some ceiling water damage
Broken tiles in the main entrance
I told my agent how to negotiate for me and negotiated a $15K for the repairs, to repair them or to lower the asking price which they did.
Negotiated price $260K
Appraisal report came at $270K and bank was able to finance my loan.
My down payment was $9000 and the bank gave me some credits…
Rents at the time were
$600
$650
$650
And my mortgage payment was around $1700 so I increased the rents to
$900,900,900 and my own rent $900
I moved in to a renovated townhome and lived there for 1 year
I have renovated 3 of the units that were left to renovate.
The rents now are the flowing
$1700
$1650
$1650
$1650
Total $6650
If I was to sell this fourplex at $750K
My original investment of $9000
$750,000 - $260,000
=$490,000.00
2018 2024
$9000. $490,000 profits
Brand new roof in 2022
Brand new ACs in 3 townhomes
This fourplex is super solid for the next buyer

Agents who sell $30-$50 million houses:
How do buyers in that price point decide what to purchase? Like are they buying as investment or are they buying because it had two theaters? Are they buying because it’s 2 acres in an area where 2 acres is unheard of?
Are they buying for the neighborhood? Are they buying for the schools? Are they buying because their neighbor is George Clooney?
What is the thought process of the buyer in the 30M to 50,000,000 range? I’m very curious.

@ThinkAppraiser Financially no. Took out my 401k to fund first one. I did have a mentor that helped with hard money lenders, contractors and finding a good off market deal. Quit my job after that and the rest is history.
