My alternate proposal for daylight saving time approach is to make every sunrise be 7 am and every sunset 7 pm. This makes 12 hours that are faster or shorter based on the time of year. It would be an absolute mess, but possibly fun.

“Drain flies” per se are usually Phorid Flies. You can tell difference between this & fruit fly by two things: FF’s sit still & have red eyes. Phorid fly (same size) moves around like they’re on crack. If you have true phorid flies (drain flies, they are usually breeding down in the garbage disposal or drain. You can pour all the bleach and hot water down there you want and it still won’t solve the issue. Reason is: there is usually a layer of gunk (organic matter) that has built up in the drain or disposal. You either have to scrub it out with a wire brush or an easier option is to buy some type of enzyme gel cleaner like InVade Bio Drain Gel, which removes the gunk they are laying their eggs in. amzn.to/4wNTVtq

Was one of the best elements of Friday Night Lights ... Coach and his wife clearly loved each other. And having, and being happy, about an unexpected baby was the finale of Season 1

Something I've never heard anyone say, but which seems true: If you want higher fertility rates, you should have lots of cultural depictions of MARRIED PARENTS HAVING SEX. A lot of people think having kids destroys your sex life, and this makes it less appealing.

Whenever someone asks me what part of Mexico I’m from. (I’m from Peru) I have 2 options. 1. Get upset for them assuming I’m Mexican 2. Not get upset at all, and just tell them I’m from Peru And I’ll tell you what… Life is just way easier when you don’t let things like this upset you.

All I want for Christmas is for homeowners to proactively address their HVAC problems instead of waiting until 100 degree days on July 4th weekend and then getting mad when they can't get someone within 15 minutes after calling 10 places.

Let me know if this is acceptable girl, math, but for dudes. I paid my patio contractor in 3 separate payments. The second payment was made in the middle of the project and he had an issue with his bank so I needed to put a stop payment on it. He then finished the job and I paid him the final balance, but I still owed him a new check for the second draw. By the time he finished the job, there were a handful of things I was unsatisfied with and he agreed to knock $500 off the price. One of the issues was the retaining wall around the fire pit was holding water and I need to drill a few 1/2” weeping holes through the block joints so the water can drain. So now that I’m writing a new check that’s $500 less, is it acceptable girl math to purchase a $330 Milwaukee rotary hammer drill to complete this task and to feed my tool addiction? The hammer drill ends up being free, right?

Nothing against Cursor (or Adam)... but this is glossing over what actually makes companies hire well. “Being really intentional about identifying the best people and spending valuable time and attention to engage them” is necessary but insufficient. Hiring well is: A) 70% Having a great product and pre-existing team. (I realize this is kind of cheating, but the best way to hire well is to have hired well already.) B) 29% Spending high-value team members’ energy on recruiting (founder > engineers > recruiter). C) 1% The recruiting team building a good machine around A and B. Cursor and Cognition hired well because of A and because the guys doing B are Michael Truell and Scott Wu, not because of their approach to recruiting. Identifying the best people isn't that hard, even for weaker companies. The currency of those guys’ attention is EXTREMELY valuable, which is why they can engage people other companies can’t.

@TundraStrategy @jdklein33 @Wildlaw406 I offered $825 cash quick close. Price was $1m, three days later we agreed at $865 all contingencies waived. My buying agent didn’t do the research on failed inspection & prior listing. Seller needed cash more than a long process

I’ve hired ~10 buyer’s agents. I have never seen a realtor use any of Chris Voss’s (or any other expert negotiator’s) techniques, and I find it endlessly puzzling. They all seemed confused when I tried to game out negotiation strategy. Their responses to my ideas and questions boiled down to telling me they would convey what ever offer/request I wanted but had no ideas of their own. I still find that puzzling since their job, like mine, involves constant negotiation. Just a couple weeks ago I was on the phone explaining to a buyer’s agent that his client’s request was a problem, and his only response was “I’m just passing along what my client told me to request.” My man, your job is to persuade me to get my clients to agree to this and all you can say is “I’m just the messenger”?
molson 🧠⚙️@Molson_Hart

Just a couple of days after I tweeted that real estate brokers primarily use their persuasion skills to convince you to take a bad deal rather than to negotiate with the opposing party, the senior broker accidentally copied me on an email to his junior broker doing just that. When I replied, instead of apologizing, he just doubled down. Not all brokers are like this but many are because that’s how the incentives work. Many service providers have bad incentives as part of what is considered “market” or generally accepted terms. When that happens, you can partially solve this problem through a mutual reference or sourcing the service provider through a community they share with you. That forces them to think more long-term than transactionally.

@jdklein33 @Wildlaw406 When we bought our last home I told the buying agent that they would be communicating my negotiation terms, not there’s. Three day negotiation saved me $135k at a time when our area was one of the hottest covid real estate markets in the US.

This is a really good question. I’ll try to explain. We don’t care about being in a club, about being like other groups. Or at least we shouldn’t. What we actually care about is that people know our devotion to Christ. We worship Him as the Son of God, as God the Son, our Savior and Redeemer, and the only way by which we can return to God the Father. We are asked to testify of Christ - it’s a covenant we make as members of His church. An explicit promise. It’s why you see us fight to make sure others know our love for Jesus. In our view, this clearly falls under the definition of the word “Christian”. See the definition below. But we also acknowledge we are very, very different from creedal Christianity, or the rest of the Christian world. We do not seek to be like others. In fact we really *like* the differences we have. Hope that answer helps a little.

Nothing hurts more than the Costco visits when you have to restock: - baby wipes - diapers - paper towels - toilet paper - dishwasher detergent - laundry detergent Like $600+ visit.

@_renatov The gifts of the Spirit are attributes of God that we develop by exposure to the Holy Ghost. The Gospel is much more than an undo button, it’s access to an exalting power.

Been seeing so much data around how your attitude really drives the outcome. If you think something is hard, it will default be hard. One area in my life i'm trying to work on is when it comes to my relationship with God. So many times it's just saying sorry for sucking. Been trying to ask for forgiveness less, and strength more to develop the qualities I want to have. Almost viewing religion more as a way to get the qualities I want VS only just trying to get forgiveness. Been a good week so far with this subtle change.
