Many realtors do not like accepting contracts from big online lenders. Why? Because the success rate in closing in time, or at all, is much worse than when using someone local. I am starting to understand why. It's easy to blame big companies and online call centers. "They hire a bunch of idiots who don't know what they are doing? They are trained to convert leads and quote rates, they are not trained to understand underwriting nuances..." But I have a new perspective. My website is beginning to drive leads. Not a ton, but so far 39 conversations YTD. Here is what I've noticed as I navigate their approvals. Many of these people are serial shoppers. They call lots of people and ask lots of questions. When they are told "No" by someone and then learn why, a few keep pushing and try to hide the reason... bend the truth, avoid disclosing certain things, etc. I'm starting to realize that these online leads are inherently much more risky. The old "Trust but Verify" needs to be replaced with "Verify...then Trust." The more I deal in this arena, the more I realize how doomed this push to make everything fully digital can be. With tech approvals, it's garbage in, garbage out...and the trash is most always found...sadly, not always in the first few days. Just an observation...and a little bit of venting...

Saying “you never own your home” due to property taxes is like saying you don’t own your car because you have to pay registration every year. It’s pure engagement bait at best and just plain ignorance at worst.

It's always interesting when I hear my kids discuss wanting to own a home. It's not the mortgage payment that is a problem. It's all the other shit. - HOA dues - Maintenance and Upkeep - Property Taxes (you never own your home) - Property Insurance - School Taxes - Etc.

I shared my initial reaction to Trump’s Institutional Housing Ban proposal on Fox News yesterday, but wanted to write some further thoughts here too: 1. The first huge housing policy win for this administration. Regardless of market impact, the messaging is people over profit, and Main Street over Wall Street. More importantly, an American President is finally signaling to young people that he is willing to place boundaries on private equity to preserve the “American Dream” 2. Impact may be muted on a national level, but notable on a regional one. Large investors (depending on how it’s codified) own less than 3% of the total supply of single family homes. Their ownership is concentrated in certain regions though 3. Trump only suggested a ban on further purchases which means, as stated, no one will be forced to divest of current assets. So likely not much immediate supply impact. Whether they later choose to sell if they don’t see a future in it is another story 4. For centuries, the American Dream was protected and the housing market functional WITHOUT large institutions owning single family homes. They pillaged the market in the wake of the GFC and never belonged there. There are plenty of other high yield assets and real estate for private equity to invest in that will not negatively impact home ownership dreams for young American families 5. Finally, the cynic in me can’t help but wonder if the timing of this isn’t perfect for all involved, as institutional buyers stepped back in recent years anyway, and future demographics do not look promising. This might be the clearest signal of all that the ZIRP era is over and, going forward, single family housing isn’t going to be the robust yield-generator of yesteryear

What do you do when someone hands you a business card these days? Does card stock matter or do you throw it away so fast it doesn’t matter? Shouldn’t they just have a QR code so the info just gets straight into an iPhone?
