@JibbaJabb @landlord_secret sounds like bull. he's taken advice - getting rid of the biggest risks in the portfolio first. sounds like he's going to flog them off tenanted. the buyers will want a big discount for low yielding victorian places with high maintenance cost and EPC challenges.

Charitable giving, if genuinely motivated by a love of others and not point scoring, should generally remain private. If you feel compelled to donate much of your income, that's wonderful. If you feel compelled to tell everyone, it's publicity-seeking, which is selfish.

When they've spent the payout they'll inevitably apply for LHA.

It's impossible to convince Reform boomer NIMBYs that blocking development is bad - the very same NIMBYs would balk at this proposal – they would be horrified and jealous of the huge payouts to social tenants. it's a non starter.

@_CommonTreasury @yorksranter @s8mb I think the idea is to offer it to social tenants only as they are the ones unproductively occupying Zone 1 and 2 housing. They aren’t allowed to sublet so shouldn’t include private rentals (which are presumably productive anyway).

@Chrimms2 @yorksranter @s8mb Half the social housing stock in London is owned by LAs, and half by Housing Associations. Lots of them are bad landlords. Incremental improvements for the city will be made by refurbing, rebuilding and densifying, to create nice cross-subsidising mixed-tenure neighbourhoods.

@ph7litmus @yorksranter @s8mb a big chunk of the payouts would inevitably be channelled to the private rented sector, spiking rent inflation out of London, to undeserving dodgy amateur landlords (the RRA hasn't professionalised the sector yet!) - once funds are exhausted, overall LHA costs would rise.

@_CommonTreasury @yorksranter @s8mb He didn’t advocate expulsions. He advocated offering them large sums of money to move out of the area, which offer they would be free to accept or reject. The housing could then be reallocated to those who needed to be in London for work.

It's probably financially preferable to tackle those projects one by one, densifying to the max with nice mixed-tenure developments, rather than costly and divisive mass expulsions of people.

@SimonInmania @Victoria_Spratt even if that is the case, pushing for economic and social "cleansing" of inner London or anywhere else is an outrageous and unhinged proposal. Homes are homes. I agree with lots of YIMBY positions. Most new building is to be welcomed, but crack-pots like this must be ignored.

@Victoria_Spratt Isn't it more than 41% ? I thought it was slightly over half. Having said that , the figure includes part time work (and maybe even people working but job seeking? Can't recall). The comparable figure is 90+% for private rentals, so 40 or 50% does seem very low.

Yep agree, doesn't make a great deal of sense - I think it won't be as straight forward. Rents - will grow at the point of re-letting, but I think s13 will act as a handbrake on rental growth for existing tenancies. Also ppl need to take into account - Net Migration down 69% from 649,000 in YE June 2024.
