@alanthefisher You also pay $11 in taxes to subsidize that $2.90. Driving outside NYC is 70 cents, taking a bus, train, or subway is $4/mile. And you sometimes put more than one person in the car.

Because a decent chunk of Real Estate in this country relies on cheap gas. Its only accessible via car, and because of its low density its built far away from real job centers. This means that the value of these properties would tank if the price of gas/energy rises to the point where commuting from these places costs more than the saved value of moving out here to own these homes

Idk why gas prices are so culturally salient in america. You could drive an hour a day and it probably comes to less than $3k/year. Is it because they put the price on billboards along the road?

Can we talk about how minuscule these TOD bonuses are outside of CMX-3? Who decided “7 extra feet is enough of an incentive” and decided to call it a day? If the Mayor’s office was serious about TOD, you’d expect an opening proposal that was ambitious, not pre-watered down

@_NotA_Bot_ 7' is the minimum height of a habitable space. The bonus doesn't account for a floor or a roof but with clever design you can use it to squeeze in an extra floor. A solid 9-10' bonus would be MUCH more useful.

Limiting TOD density bonuses to just 500 ft around L stations, substantially limits developable land in walking distance to transit, while excluding other transit modes that provide excellent access to CC job centers. Trolley stations that allow transfers to buses come to mind.

@coryfromphilly Ok, I wrote that after reading the TOD article, not the recent one. It’s pretty bad, but I kinda get why it’s an emotional issue, and again, 4 properties aren’t hugely important for regional housing supply.

@senortalone In my limited experience, councilors in other places tend to flip to voting in favor of zoning improvements after it gets to a critical mass. Surprising number of votes are unanimous for pretty ambitious rezonings.

@JohnnyWalsh__ I really don’t envy her position. The way she supports a bunch of directionally correct, but too small to be impactful, policies, it seems like she’s doing her best to compromise between constituent demands and good, but unfunded housing policy.
