@BMFiore2 modern code wants framing sized to resist deflection; far above the lumber’s actual carrying capacity. the old guys were just cheap; only use enough to just get the job done.
along with all the sketchy old stuff, there are some done very well. it’s the standards that changed

@BMFiore2 yeah, but old growth isn’t so much stronger than modern farmed lumber that it makes a significant difference. wood is a super resilient construction material, it will deflect a ton before failing. the old guys knew what they were doing, they just didn’t care about future sagging

@JudgeCaulfield @BMFiore2 @eigenrobot @AStratelates @selentelechia so, you’d build a new floor system on top of the balloon, just like adding a story to a platform structure. you also need to bridge the new/old with sheathing to tie them together. effectively, it’s the same thing as platform building, except the first layer is double height.

Like wouldn’t the balloon frame just push the hinge point higher? I’d love to do this to my house but was discouraged because of the hinge issue.

@JudgeCaulfield @aboveavgname @eigenrobot @AStratelates @selentelechia I would disagree here; balloon framing with those big old 20+ ft true 2x4 timbers is actually more suitable to go on top than platform home because there is no "hinge point" halfway up.Platform home likely need shear walls added on 2f (plywood under drywall or diagonal bracing)

@eigenrobot @SlicinHammer @JudgeCaulfield @AStratelates @selentelechia *a lot* of homes in Mpls built between 1890-1930, essentially all balloon framed. for the project you imagine, it really doesn’t make much difference, it is an intrusive and expensive remodel either way. the biggest hurdle would be zoning height restrictions

@JudgeCaulfield @eigenrobot @AStratelates @selentelechia with a ballon frame, you would just need to start with the 3rd story floor system, there’s no reason you can’t build a platform on top of a balloon box. those old balloon frames are notoriously under-engineered, so the existing attic floor would likely need upgrading, regardless

If your house is old and balloon-framed it is challenging to add on top because the stud walls of the third floor would act as a lever. If your house is platform framed I think this isn’t an issue.

yes, relatively easy, also fairly expensive to do well.
