On Monday, the S&P 500 $SPY closed at a record high. The next day, at least 1% more stocks hit a 52-week low than a 52-week high. In 70+ years of history, that's happened twice. Yesterday was one. January 3, 2000 was the other.

@adamestero @BobEUnlimited I mean what kind of price action is this? (MSFT) With so much spending, virtually no product, no customer and half the world demicrosiftizing? After living though 1999, 2008, 2020, 2022, 2025 and now 2026, I learned one thing, get out of the way at the first sign of a crisis.

@claudiaBLG73 @jonbrooks It really is already here. Jobs are lower paying in general and to buy a place on those wages you’re looking at an hour commute so there’s gas and wear and tear. Similar to CA, if you sell and leave to TN or NC, you can’t get back in/on the escalator without paying up.

Florida didn’t have a housing shortage. It had a migration bubble. People from NY, NJ, and CA pulled forward 10 years of demand in 3 years. Now? They already moved. The next buyer is priced out. That’s why pending sales are collapsing.

@jonbrooks This is true but also true is the wealthiest people from all over the world have a slice of South Florida which is the primary reason why real estate is so unaffordable down here. So many of us have neighbors who are not Americans and it seems unfair.

@jonbrooks I want to know who's going to buy all these $750k 3000 sq ft, 5bed 4 bath houses popping up like rabbits during mating season. They're too expensive for young, too big for seniors & nothing special for the wealthy. It's not just inventory, it's the price & size!

The S&P 500, adjusted for corporate profits, has reached levels similar to December 1999. Which was very close to a secular market top. Maybe this time is different—maybe not. One thing is certain: in terms of classic valuation metrics, current levels are far from a bargain.
