Had someone ask if I worry that posting CRE jokes or memes may detract from people taking me seriously.
Short answer: No. Zero percent. If I can’t have fun, I don’t want to do it.
One of my gripes with the commercial real estate industry is its inability to laugh at itself.
Everyone takes themselves so seriously.
Relax, guys. You’re playing grown up monopoly with a bunch of big words.
Have some fun.
Post some memes.
Laugh a bit.
You’re not that important, and neither am I.

Have a borrower call him with a home run deal (2.5x DSCR, 18% debt yield) asking for 10 years full-term IO.
> gets a 10 year full-term IO LifeCo deal.
Now tell him he needs prepayment flexibility.
> gets him a 3 year IO deal, no prepay.
Hmm… increase the loan amount.
> hits proceeds with IO and no prepay.
Okay, now tell him the borrower is going with his bank who’s not offering IO or early prepayment. 🫠

My first CRE deal I purchased was an Arby’s. Once I fixed the lease to a new long term deal I placed fully amortizing debt on it
The lease is now in year 12 and I am hitting a sweet spot on the principal reduction portion of my loan
Using debt to buy CRE is a life hack 😍

BUY NET LEASE *Arby’s just renewed a 10 year option * Symetra Life Co loan was a 20 year fully amortizing loan that started 10 years ago so the 4.25% rate keeps rolling and I am 1/2 way there to paid off
