@ashview1 @StozUTB Everyone brushes and tugs shirts and arms from every set piece, break into the box and contested ball in every game of football at every level, every week. 99.99% of the innocuous ones followed by clear dives are ignored. The 00.01% that are given, apparently, all go to Ipswich.

Imagine being 2-1 down and being able to bring jack Clarke, Mehmeti, Hirst and Dan Neil of a bench in the championship, they should have pissed this league with ease.

Let me summarise for you guys. As a tenant, you can leave anytime you want, nothing like 12 or 24 months contract. You only have to give your landlord 2 months notice if you need to leave asap. Landlords cannot evict you anytime, maybe because they or their families want to move into the property, they must provide legal grounds like unpaid rent, etc…you can even take them to court if you feel it’s not right and access free legal advice. Landlords can only increase rent once per year, but if you feel it’s above the market rate, you can challenge it that it’s too much. You have a right to a pet, and you can make that request even if landlord says he doesn’t want pet in his property. Summary is that the law is trying to give tenants stronger rights, stability and negotiating power.

Who has read the new tenancy changes in the UK?

@artur_esg @tobyasky Have you tried deducting from deposits! We are in the middle of one now, they always back the tenant. And even if they don’t, the 5 weeks rent as a deposit doesn’t touch the damage that’s often caused.

@ashview1 @tobyasky You can always deduct all damages from the tenant’s deposit. And I really doubt there will be so many cases when tenants leave before 12 months.

@Dawni_Q @tobyasky We only ever rented on 12 month tenancies and have to date not had anyone leave earlier than that. I agree it’s not risk free, but most people think it is.

@ashview1 @tobyasky “Guaranteed 12 months” isn’t real. Tenancies can end early now. Landlording has never been risk-free.

@_Senseal_ @tobyasky Idiot, it’s about the reduction in the rental market properties not the amount being available for sale.

@artur_esg @tobyasky It’s not a case of finding a tenant, that is the easy bit. It is the loss of first months rent to the estate agent. Many tenants (not all) have little respect for others property and the costs at the end of a short tenancy are uneconomical.

@ashview1 @tobyasky Total bullshit. In most countries there is a short notice period of 1-2 months only. And almost all landlords in the U.K. find their tenants within 2 months anyway, because the demand is still huge.

@ashview1 @tobyasky Presumably this is why this is being implemented to try and increase availability of properties, which may help with houses prices?
