@texasrunnerDFW Prosper is just homes (and a grocery store). Doesn't matter how much "space" you have if you are spending two hours a day commuting and paying $200/month in tolls. Never understood the appeal.

Golf "creators" are ruining competitive golf. It's one thing to film yourself shooting 82, it's another to invite your cameraman ONTO the green, DURING PLAY. It’s intrusive, disrespectful, and a distraction your playing partners didn’t agree to. Embarrassing behavior.

@thecorpmex This is complete BS. Where in California and where in Texas? LA, SF, or San Diego are 200-300% higher COL areas than anywhere in Texas.

My Dad called this baloney decades ago. He would visit me from CA & I would chirp this line at him. He did a deep dive on my groceries, natural gas, water, electricity & property taxes, etc and showed me that he paid less in overall costs.

6 years of living in Texas and I've come to the conclusion that the no state income tax thing is basically a scam. The property taxes are so high that they negate any savings. We are still paying as many taxes in Texas as we would in California. You save on gas I guess.

@Top100Rick Worked at many of these through college as they opened up. It’s more about the service and exclusivity of these places than the actual golf. Some of the courses are amazing (Gozzer Ranch, Mountain Top). My preference would be for UK linksland/heathland golf all day long.
