Had someone ask if I worry that posting CRE jokes or memes may detract from people taking me seriously. Short answer: No. Zero percent. If I can’t have fun, I don’t want to do it. One of my gripes with the commercial real estate industry is its inability to laugh at itself. Everyone takes themselves so seriously. Relax, guys. You’re playing grown up monopoly with a bunch of big words. Have some fun. Post some memes. Laugh a bit. You’re not that important, and neither am I.

Tulsa City Council is set to vote on Councilor Vanessa Hall-Harper’s ordinance to change who is in charge of how $5 million in voter-approved funds is spent tonight. District 1 Councilor Vanessa Hall-Harper has advanced an ordinance (sometimes referred to as the Brown Ordinance) that would amend the use of $5 million from the Improve Our Tulsa 3 (IOT3) package, which voters approved in 2023 specifically for implementing the Kirkpatrick Heights-Greenwood Master Plan. Key Details: - The original plan targets revitalization of approximately 56 acres in the historic Greenwood/Kirkpatrick Heights area of North Tulsa. - The Greenwood Legacy Corporation (GLC), a Community Development Corporation formed with support from PartnerTulsa, was created to lead implementation of that master plan. - Hall-Harper’s ordinance would: - Shift implementation away from the GLC. - Redirect the funds toward broader District 1 economic development projects. - Expand the eligible project boundaries to cover all of District 1 (rather than the specific master plan area). Hall-Harper’s stated reasoning (from the April 29, 2026 Urban & Economic Development Committee meeting): She still supports the goals of the master plan but says the GLC and PartnerTulsa ignored her input as the District 1 councilor, disrespected her concerns, and failed to adequately involve her despite direct conversations. She argues she was elected to represent District 1 residents on these issues. 10:30 am: Futher discussion Urban and Economic Development Committee 5 PM: A second public hearing and vote on the ordinance is scheduled for the Tulsa City Council meeting

Why do cities grow north and how can knowing that make you rich? Here's why one of the most overlooked real estate cheat codes on the planet works so well: The sun sits south - so nuilding north never shadows the buildings already there. Zoning fights push growth that direction for 200 years. The wind blows west to east. Old factories got built south and east of downtowns. Rich people fled the smoke north and west. Even after the factories closed, the pattern stuck. Rivers usually run south of downtown. South side = floodplain. North side = high ground. Premium dirt forever. Highways got built to serve where the wealthy already moved. The rich moved north. The highways made more north growth possible. This becomes a self-reinforcing loop for hundreds of years. North of every city is open farmland. It's the cheapest path of least resistance for developers. DFW is the textbook case. Same play, one exit further up Highway 75 and the tollway every decade: 1920s: Highland Park 1980s: Plano 2000s: Frisco 2020s: Prosper, Celina 2030s: Sherman, Denison 2040s: Oklahoma? Boomers bought 30 miles north of Dallas in 1980 with 12% rates. Today they're rich. Millennials can buy 30 miles north of where development ends today, at 7% rates, wait 20 years and get rich as well. Look how cheap land up there is. Don't be afraid of Oklahoma, either. The map still works. The more things grow north, the less it matters than you're 60+ miles from Dallas proper. I'm under contract on a ranch outside of DFW right now. Guess which direction it's in? There is only one city in the United States that doesn't grow north - Minneapolis-St. Paul, restricted by geography. Every other city in the country grows north. That's the framework Rex Glendenning has been using for 40 years to position himself in front of growth. People in Celina laughed at him 30 years ago for buying dirt in the boondocks. He plowed every dollar after taxes and overhead back into 40 and 50-acre tracts anyway. In this clip from this week's episode - the rule of thumb Rex says should be on the first page of every real estate book.

If there’s a more worthless bunch than middle mgmt in the fire marshals office, I’m not aware of them I fought fires but I threw my back out saving lives, so now I don’t reply to emails and don’t care if you or your tenant bks waiting on me to fwd the 3rd party review comments

couple friends of mine are buying sub-$10m value add deals this means small banks for debt small banks want a recourse guarantor they have one. he charges half the promote. these guys are not stupid. they're relatively connected. have done a bunch of deals. great reputation. I'm sure a slew of know-it-alls will reply to this with magic answers, but my point is, people have no idea how badly diluted some operators are. they like what they do, but they'd be the first to warn you, there are much easier ways to make money in this world.
