Remember when the previous govt capped rent increases for shared owners at 7% as they were set to exceed 13%? Here a @UKLabour minister tells housing associations he won’t do that. Their income streams are protected. You’re not. "Affordable housing," they said.

If a #leaseholder has rented their flat out & wants to sell, they ask their tenant to move out. But as @tomcopley knows full well, many flats are NOT selling for years. Flat cannot be let out for one year if we can't sell. Harming leaseholders has become a sport for @UKLabour.

People can give notice after one, two or five years. And somewhere in between, or beyond. The Renters’ Rights Act just means landlords can’t evict tenants for no reason. No one is obliged to rent a flat for an infinite period of time. Happy to clarify that for you, Tom.

Imagine trying to sell a flat your family has outgrown & you've moved out of. Not being able to sell it, not being able to rent it out because of your intention is to sell & sale falls through, you won't be able to rent it out for a year. @SteveReedMP & @mhclg have caused this.

Under the new renters rights act. If you give notice because you want to sell, and the sale falls through - you cannot rent it again for a year. How is this going to help the housing shortage? Landlords pay tax on rental income too. I see another black hole appearing!

Leaseholders didn’t build, didn’t draw up the building regs, didn’t sign-off buildings as safe & fit for sale, do not own any aspect of the building & cannot sell their leases until “make safe” extortionate costs are paid. Literally hostages in their homes.

@realhansard You won’t be paying up to 60% of your insurance premium as a commission to the freeholder. You don’t get the scale of rent extraction in leasehold where the management is not under the control of leaseholders. Collusive tendering and related party transactions are endemic.

A good question. Another issue is that the decision to delay this until 2028 will look to leaseholders like a classic switch and bait. "We tried, but were scuppered by unforeseen events". If @UKLabour are serious, they need to fast track this in the current session.

Housing Minister @mtpennycook says residential ground rents are “a niche investment”. So why is a @UKLabour government legislating to preserve this money-for-nothing scam until 2068 — despite conceding pension funds aren’t heavily invested? Who benefits? Not leaseholders.

Really - lots of economic evidence indicates Help to Buy inflates house prices & developers’ profits. But it wouldn’t be first time @WelshGovernment policy failed - see vote against BSA 116/125 in 2022 - now being recognised as serious error.

@HenryPryor @bbc5live What are they? A licence to print money Who pays? Leaseholders How do they increase? Whenever the managing agent feels like it - it's the Wild West. What can you do if you think they're wrong? Nowt. The law is rigged against you. Litigation can bankrupt you even if you win.

@HouseRowena @freeofhold @SteveReedMP @mtpennycook @Keir_Starmer Forgive me for being pessimistic, but I am a realist: there are currently 3 separate reasons why my flats is still unmortgageable: unresolved building safety matters, a ground rent over 0.1% of the property value and a service charge that exceeds 2% of property value.

@carla_denyer The cladding & building safety crisis is still a live issue. Hundreds of thousands of people have seen zero progress. Insurers have been cashing in because successive governments have failed to curb their profiteering.
