here’s a crazy fact: under congestion pricing, NYC subway ridership grew by more than the *total* number of riders on BART last year

@inazarab @_ChicagoV_ @sam_d_1995 Do you understand that your governor is literally asking rich New Yorkers who moved to Florida to move back? Do you get that people can choose to work in other states to avoid income taxes? Or do you not understand any of that

@_ChicagoV_ @sam_d_1995 You’re right, income taxes don’t cause people to move to other states where there are less income taxes and property taxes. Oh Wait, actually the complete opposite is true.

@commentator000 @sam_d_1995 Because income taxes don't cause people to stop working and property taxes don't cause people to buy homes 😂 this is all well documented if you know how to read.

@sam_d_1995 You probably aren’t aware of the housing court issue, but if any tenant stops paying or is a terrible nuisance, you basically can’t evict them for at least a year or two. Imagine renting out your basement and having to live with that? Most people won’t take the poison bait

it’s kind of incredible that our socialist mayor is getting shit done by cutting red tape and streamlining our permitting requirements
Mayor Zohran Kwame Mamdani@NYCMayor

If you own a home with a basement, attic, or backyard, chances are you’ve thought about using it to earn a little extra income or as space for a loved one. We want to make it as easy (and affordable) as possible for you to do that. NYC recently legalized ADUs — but for too many New Yorkers, they’re still tied up in bureaucracy and expense. We're fixing that. Our new toolkit at nyc.gov/aduforyou includes preapproved building plans and a financing calculator so you can get right to building. If we want New York to remain a city for everyone, we have to make it easier for homeowners to stay here. ADU for You will do just that.

@sam_d_1995 You are losing affordable housing faster than you are gaining housing because every time a person dies in a super cheap rent stabilized apt, it will never be rented again. Only long term solution is allowing empty rent stabilized apts to increase their rent when someone leaves

every once in a while, the media hyperventilates over a paper with shady methodology claiming to disprove the YIMBY thesis as a counterpoint, this thread has a good collection of evidence showing that, actually, supply and demand is real and building more housing lowers rents
Open New York@OpenNYForAll

As usual, there's misinformation going around about NY's housing shortage and whether more housing will help. We’re in a crisis, and research shows building more homes of all kinds is the solution. Strap in for a thread and share any of your favorites we missed! 🧵1/34

@jaymart222 Do you think Zorhan and his admin are completely unaware of these facts (even though economists have been talking about this for decades)? Or is it that Zorhan/Cea Weaver's goal is to destroy the system, and not to actually make housing more affordable?

I just have to repost this again. One of the leading economist in the entire world is specifically warning Massachusetts not to pass its version of rent control because it contains the exact same poison pill New York’s system currently has. Vacancy control. Because it 1- Shrinks the amount of available apartments 2- Drastically reduces property values which is essential to property taxes the city and state rely on for funding 3- Directly harms housing quality. 4- Research shows while it benefits some in need of affordable housing because it locks people in place arbitrarily any new people of need (poorer people) are locked out for people who are actually wealthier and already occupying ie it prevents filtering. New York must fix the vacancy control mistake that Massachusetts is trying to avoid.

@aarmlovi do you think zorhan or cea weaver (or literally anyone in his admin) will comment or ever discuss this fact? Or will they not comment because there goal is to tear down the system, not make it more affordable?

The rent regulation literature has always been a tough read, but it's genuinely stunning to see the intellectual father of universal healthcare in the US warn this sharply against rent control in Massachusetts

A single shot that slows your biological clock. Five aging markers improved. Benefits lasting 4+ years. New study (n=3,884, US Health and Retirement Study) Shingles vaccination was associated with: -> Lower inflammation (p=0.003) -> Slower epigenetic aging (p=0.0001) -> Slower transcriptomic aging (p<0.0001) -> Lower composite biological aging score (p=0.0002) The mechanism: chickenpox virus hides in your nerve cells for life. As you age, it reactivates silently, fueling chronic inflammation even without causing shingles. Suppressing that reactivation removes a hidden accelerant of biological aging. The shingles vaccine is recommended for adults 50+ and covered at no cost by most insurance plans. Vaccines aren’t just for preventing infection anymore. They’re longevity tools.

@jaymart222 What makes it even worse is that usually these rent controlled apts are big and can house either a family or multiple roomates and instead it will just be occupied by one guy who shouldn’t even be there

This is easily one of the most absurd components of New York’s rent laws. The idea that you can claim a permanent housing subsidy for life by playing “finders keepers” makes no logical sense. That this man arguably had no where else to live isn’t a failure of capitalism. It’s a failure of the supposed safety net socialist claim government can provide and never does.

@SenWarren When you print money (because YOU keep voting to overspend) you devalue the currency. When you devalue the currency, the prices of things “go up” because your dollar is worth less. Simple math, you don’t need to go to Harvard to understand how that works

One of the simplest ways to cut daily exposure to endocrine-disrupting chemicals is a water filter. Reverse osmosis is the most effective option. It removes 99% of microplastics and reduces contaminants like BPA/BPS, phthalates, and PFAS (“forever chemicals”), chemicals linked to hormone disruption and neurodevelopmental outcomes like autism and ADHD. Just be aware that reverse osmosis also strips out minerals and trace elements, so it’s smart to remineralize using mineral drops or a mineral supplement. A countertop unit is an easy entry point, and a whole-house reverse osmosis system is another option if you want broader coverage. I consider a quality water filter among the top things people can do to reduce their exposure to plastic-associated chemicals. Clip is from my recent appearance on @triggerpod.

@aarmlovi Has Zorhan addressed the fact that tenants can essentially squat in an apt for a year with unpaid rent and that courts allow it? B/c that’s a huge reason a developer would choose to build condos vs affordable rental units. its not just about building more housing, its what kind

This governance broadside is welcome. But on NYC specifically: -Mamdani's team already agrees with the housing supply thesis. It's en route -Mamdani has already flirted with harnessing the tools of ruthless neoliberalism not for austerity, but for reshaping budgets to deliver
Fareed Zakaria@FareedZakaria

Blue cities are out of control, promising more, spending more, delivering less and pushing off fiscal problems to some future day. Democrats in city halls should stop governing as if the goal is to announce new entitlements, and instead make government work. My take:

Peptide Cheat Sheet👇🏻 Gut and tissue repair: ✔️BPC‑157: supports gut lining, wound and soft‑tissue repair. I reach for it with aches, nicks, knees, shoulders. ✔️TB‑500: pairs well with BPC‑157 for broader injury recovery. Growth hormone support: ✔️CJC‑1295 + Ipamorelin: stimulates your own GH pulse rather than replacing it. Helpful for recovery, body composition, and sleep depth. Skin and collagen support: ✔️GHK‑Cu: topical copper peptide for skin quality, elasticity, and healing. Immune signaling: ✔️Thymosin Alpha‑1: general immune support signal in many people’s stacks.

2-3 cups of coffee per day associated with an 18% lower dementia risk and better cognition in a 40-year study of 130,000 participants. Even with these benefits, I can't do it; caffeine creates a physiological roller coaster and enslaves me.

For 8 straight months I would have 3-4 hour bouts of not being able to breath. Every single breath on manual mode. Happened 7 days a week every day. Never knew when it was gonna hit. I was once doing a presentation on a live workshop my company sold and I couldn’t finish. I couldn’t breathe. Mid presentation my heart rate spikes high af and I have to just sit and catch my breath. @cbwritescopy had to come on and finish my presentation. This was a daily occurrence. Normally going about my life. Heart rate spikes. Feels like I’m suffocating. Need to lay down for 3-4 hours in the middle of the day. Completely impossible to do anything or go anywhere. Another time I was out to dinner with some people and we went on a walk in the town after. I got an episode right there during the walk and just had to sit on a bench for an hour. Catastrophically inconvenient and terrifying thing to just be happening to a seemingly healthy 28 year old. It was constant. All of the time. I began actively avoiding everything that involved leaving the house because I didn’t want to have an episode and embarrass everybody. Got a concierge doctor. Saw different specialists. Shit tons of different tests. Went to ER 3 different times because I thought I was gonna suffocate. “There’s nothing wrong with you” - Tracked full elimination diet - Different types of water - Mold test in the house (had a previous exposure) - Tried different supplements (magnesium, vitamin d, vitamin c, etc) Hundreds of hours of research and probably tens of thousands of dollars trying to figure it out. Finally had @NoahRyanCo help me out. He told me I was in a constant sympathetic nervous system state. I might not consciously feel stressed, but my nervous system definitely was. My CNS was completely fried. He told me to take Glycine and L-Theanine. I order it. DAY 1 it solves the issue. Actually immediate relief. For the first time in almost a year I physically felt my lungs opening up. It was just easy to breathe. It felt like I could fly. I’ve taken it every day since and it hasn’t come back once. I literally carry glycine and l-theanine pills with me everywhere now. Was such a simple solve it’s honestly incredible

"99.9% blood cleanout via jugular line in Mexico—Chris Williamson's hunt for a 'silver bullet' against complex illness? " He flew to Tijuana for a 3-day emergency-authorized treatment (used for severe COVID/bird flu) that filters out mold, EBV, microbes, spike proteins, and more—straight into the heart, under "tequila shot" sedation. Scary AF, but he saw it as the holy grail to end his 2-year "war zone" of fatigue, brain fog, low mood: "Complex illness is like chasing a serial killer—you fix everything to find the culprit, but it's expensive, demotivating, and most people suffer in silence." His plea: We need cheaper, simpler fixes so "normal people" have a shot at color in their grayscale lives. What's the biggest hidden "villain" you've battled in your health—and how'd you track it down?
